About the role

We are seeking a dedicated and experienced Property Manager to join the team at Elders Real Estate Emerald in Emerald, Queensland. This is a full-time position that plays a crucial role in maintaining and enhancing the value of residential properties whilst ensuring tenant satisfaction and compliance with all relevant legislation. As Property Manager, you will be the key point of contact for both property owners and tenants, managing day-to-day operations and strategic property maintenance. This role is essential to our business operations and directly impacts the success of our residential leasing portfolio.

What you'll be doing

- Managing a portfolio of residential properties, including advertising vacant properties, screening potential tenants, and processing lease agreements

- Collecting rental payments, managing security deposits, and maintaining detailed financial records for each property

- Conducting regular property inspections to ensure properties are well-maintained and compliant with lease terms

- Responding to tenant enquiries and addressing maintenance requests in a timely and professional manner

- Coordinating repairs, maintenance and inspections with qualified contractors and service providers

- Ensuring compliance with all federal, state and local property management regulations and fair housing laws

- Preparing and managing lease renewals, lease terminations and eviction procedures when necessary

- Building and maintaining positive relationships with property owners, tenants and service providers

- Handling rent disputes, tenant complaints and other issues in a skilled and impartial manner

What we're looking for





- Proven experience in residential property management, with a track record of successfully managing multiple properties

- Strong knowledge of Queensland residential tenancy laws, rental regulations and property management best practices

- Excellent communication and interpersonal skills, with the ability to interact professionally with diverse stakeholders

- Solid organisational and administrative skills, with proficiency in property management software, Reapit and Microsoft Office applications

- Attention to detail and ability to maintain accurate records and documentation

- Problem-solving abilities and capacity to handle challenging situations with diplomacy and discretion

- Ability to work independently and as part of a team in a fast-paced environment

- Relevant qualifications or certification in property management (preferred but not essential)

- Valid driver's license and willingness to conduct property inspections throughout the Emerald, Blackwater, Springsure and Capella regions.
