JOB DESCRIPTION Title: Facilities Manager (Building and Open Space) Location: Bankstown, NSW Business Unit: Property Scope of role Business Overview Aeria Management Group (AMG) owns and operates New South Wales' leading general aviation and recreation airports – Bankstown Airport and Camden Airport; and plays an important role as a dynamic, integrated and innovative commercial gateway for South West Sydney.

Position Overview The role of the Facilities Manager provides facilities management services for Landside and Airside facilities, assets and infrastructure at both Bankstown and Camden airport.
Reports to Senior Facilities Manager Direct Reports (Team) Nil direct reports, role supported by Facilities Coordinator Key Working Relationships This role will work closely with the following • Airport customers (tenants) • AMG Senior executive team • Property Managers • Asset Managers • Aviation Operations • Finance Legal Teams • Infrastructure Developments Teams • WHSE Team • External service providers and contractors The following position description acts as a guide to the main responsibilities of the respective role.
Additional duties/responsibilities may be assigned subject to the needs of the business and individual capability.
Key Responsibilities Description Facilities Management • Deliver best practice facilities management to ensure delivery of secure and compliant facilities including a lowest whole of life cost and with minimal asset down time • Establish landscape, gardens, and ground maintenance service strategies.
• Maintain operational and risk management items for common area assets and services.
• Manage tenant customer relationships to ensure appropriate customer satisfaction outcomes are achieved and suitable facility standards (quality, safety and cost) are maintained • Plan and implement suitable planned preventative maintenance and management of reactive maintenance to a high standard for safety, quality and cost, for both buildings and landside open space • Conduct appropriate asset condition inspections and prepare reports; ensure rectifications are implemented in a timely manner • Manage facilities maintenance providers for all facility categories including open space • Plan and implement repairs and maintenance capital expenditure and projects • Maintain building compliance registers including Annual Fire Safety Statement (AFSS), Building Hazardous Materials, Backflows prevention devices,
and all other compliances • Review handover documents from projects as required and maintain appropriate document management • Manage and inspect works as required to ensure safety, compliance and quality expectations have been met • Obtain Airport Building Controller (ABC) approval as per the Airports Regulation for FM works as/if required • Implement AMG Procurement Strategies and Procedures Maintain and manage effective positive working relationships with customers and external contractors and suppliers to Aeria Management Group • Manage effective positive and productive working relationships with internal customers.
Maintenance and Planned Maintenance • Co-ordinate the repairs and maintenance in accordance with the strategy and asset management plan to ensure compliance, minimise risk and maximise asset life.
• Manage reactive maintenance – develop and implement a customer reactive maintenance reporting function including establishment and maintenance of AMG's property Customer Services Request system.

• Ensure timely periodic preventative maintenance and certifications are attained where necessary to enable AMG to meet its compliance requirements under all relevant legislation, and in accordance with its obligations under its Head Lease.
• Ensure that safety management and hazard reporting is completed and rectifications implemented in a timely manner Manage contracted suppliers against agreed cost and service KPl's.
• Adhere to framework to ensure appropriate contractor oversight and achieve continuous improvements.
• Manage contractor registration and induction and confirmation that all necessary licences and insurances are in place before any works commence.
• Ensure all service agreements are contracted using pre-approved AMG service agreements or precedent agreements.
• Administer legal contract documentation and ensure completion.
• Provide timely advice about contract expiry.
• Maintain approved contractor register including afterhour emergency contacts.
• Conduct spot checks with FM team of contactor safety using AMG's audit tools Financial Management • Operate within maintenance budgets for both operational expenditure and capital expenditure.
• Co-ordinate FM works to ensure they are managed in accordance with finance and procurement approvals and policies • Oversee maintenance purchase orders and contractor costing.
Risk Management • Implement regular facilities inspections and audits and ensure timely rectification of any issues or hazards identified • Provide technical advice and knowledge of Australian Standards, WH S and regulatory requirements relevant to all works to be undertaken • Report all risks within a timely manner to key stakeholders in line with the AMG risk assessment guide procedure WHS - Workplace Policies and Procedures • Operate in accordance with current WHS requirements and legislation including: • Maintain a safe work environment.
• Provide the impetus, motivation, and leadership to create and maintain a protected work environment.
• Ensure that all accidents, dangerous occurrences, and safety hazards are reported into Beakon so that corrective action can be taken.
• Attend all scheduled WH S training.
• Take reasonable care of the health and safety of yourself and others.
• Co-operate with all company activities to comply with occupational health and safety requirements.
• Ensure that all material provided for the health, safety, or welfare of persons at work is properly maintained and accessible.
