The Asset Agency is seeking an experienced and highly organised Property Manager to join our growing property management division.
This is an employment position that will commence on a part-time basis, managing a small portfolio of residential and commercial properties. As the portfolio grows, there will be an opportunity for the role to expand in hours, responsibility and career progression.
We are looking for someone who is comfortable working across both residential and commercial property management and who is interested in contributing to the development of a growing department.
About the role
The role will initially be approximately 20 hours per week, with the potential for additional hours as recent properties are brought under management.
You will be responsible for the day-to-day management of a small portfolio while helping establish consistent systems, processes and service standards.
The successful candidate will need to be confident working independently, managing competing priorities and communicating professionally with rental providers, tenants, renters and contractors.
Key responsibilities
- Managing a portfolio of commercial properties
- Communicating with rental providers, commercial landlords, renters, tenants and contractors
- Coordinating maintenance, repairs and contractor access
- Managing arrears and following up outstanding payments
- Preparing lease renewals, rent reviews and related documentation
- Assisting with the onboarding of new managements
- Conducting routine inspections and property visits where required
- Maintaining accurate records and property documentation
- Assisting with the improvement of internal systems and processes as the portfolio grows
About you
We are looking for an experienced Property Manager who is reliable, professional and comfortable taking ownership of their portfolio.
You must be confident managing both residential and commercial properties. This role will not be limited to one asset class, so applicants should be willing and able to work across both areas.
The ideal candidate will have:
- Previous property management experience
- Experience managing commercial properties
- Strong written and verbal communication skills
- Excellent organisation and attention to detail
- The ability to work independently and manage priorities
- A calm and practical approach to resolving issues
- Knowledge of Victorian property management requirements
- Confidence dealing with landlords, tenants, renters and contractors
- A proactive and solutions-focused attitude
- A current Victorian Agent’s Representative Certificate or relevant real estate licence
- A valid driver’s licence and access to a reliable vehicle
