Job Description

We're looking for a sharp, motivated Senior Research & Leasing Analyst to own market intelligence and leasing support for our Sydney CBD operators. You'll build and maintain the data, reporting and analysis that underpins our landlord advisory work, and play a direct role in new business pitches, client reporting and transaction support. This is a hands-on, high-visibility role — as an early hire in a boutique business, your work will directly shape how we compete against other established agencies from day one.

Key Responsibilities

Market research & intelligence

- Produce and maintain Sydney CBD market reports, tracking vacancy rates by grade and precinct, face and effective rents, and incentive levels
- Monitor the CBD supply pipeline — committed and proposed developments, refurbishments, withdrawals and completion dates — and assess implications for market balance
- Maintain a proprietary database of Sydney CBD leasing transactions, capturing deal terms, incentives, tenant profiles, floor plate details and lease expiries
- Prepare market reports, precinct snapshots, deal summaries and rapid-turnaround commentary for internal use and client delivery
- Monitor competitor research, media coverage and industry data to keep our market intelligence current and differentiated
- Build relationships with the Property Council of Australia (PCA) and other industry bodies for benchmark data and early market intelligence

Leasing & transaction support

- Prepare leasing information memoranda, building submissions and market briefs for landlord and tenant representation mandates
- Conduct financial analysis to support leasing decisions and negotiation strategy
- Support new business pitches with market context, competitive building analysis, pricing strategy and deal structuring input
- Support the Directors throughout the full transaction lifecycle
- Maintain availability schedules, leasing status trackers and enquiry/pipeline databases
- Assist with marketing campaigns for CBD listings, including digital and print collateral, floorplans and building specification summaries




- Track lease expiry profiles across the CBD to proactively surface upcoming landlord and tenant opportunities
- Provide comparative lease analysis and deal benchmarking to support negotiations

Client & landlord reporting

- Prepare portfolio performance reporting for landlord clients, covering occupancy, leasing activity, incentives and market positioning
- Develop tailored leasing strategy recommendations for individual assets, backed by precinct data and tenant demand profiling
- Work with Clients to prepare investor-ready market summaries when reporting to fund managers or institutional investors
- Respond promptly and accurately to ad hoc client requests for data, market context or deal intelligence

Stakeholder engagement & business development

- Build a professional network across institutional landlords, building managers, tenant representatives and developers
- Represent Laguna Property Partners at PCA forums and industry networking functions
- Contribute research, market slides and deal analysis to new business pitches
- Identify and flag emerging leasing opportunities — off-market availability, upcoming expiries and tenants active in the market

Team contribution

- Help establish rigorous, well-formatted, up-to-date data and reporting standards from the outset
- Contribute to building out reporting templates, databases and analytical tools as the business scales
- Stay current on property data platforms and market analytics tools, recommending adoption where useful

Qualifications

- Ability or a willingness to learn AI capabilities when interacting with the data base.
- Prior experience in a research, analyst or leasing support role within Sydney commercial real estate (agency-side experience preferred)
- Strong Excel skills and comfort with financial/lease analysis
- Excellent written communication — comfortable producing client-ready reports and market commentary
- High attention to detail and a genuine interest in the Sydney CBD office market
- Self-starter mentality — comfortable operating with autonomy in a smaller, fast-moving team
- Familiarity with CRM and property data platforms an advantage
- 3-5 years experience in a similar role
- Relevant tertiary education qualifications/degrees
