L'Abode Accommodation Specialist
New South Wales
Host Inspector: Property Inspector -Hospitality & Short Stay
L'Abode Accommodation Specialist – Sydney CBD NSW
This is a ground-floor role in a business that has been managing premium properties across Australia since ****.
We are looking for someone early in their career who wants to learn the industry properly, from the inside, and who is ready to earn their place in it.
You will be on the road every day, moving between properties across Sydney's eastern suburbs and North Sydney.
The work is hands-on and fast-paced.
You are the eyes and ears of the property management team on the ground: what you see, report, and photograph directly shapes how we protect our properties and serve our guests.
THE ROLE
What you will actually be doing
Conducting property inspections across our Sydney portfolio to confirm every home is guest-ready before arrival
Acting as the eyes and ears on the ground for the property management team — you are their most important information source in the field
Identifying, documenting, and reporting any damage, wear, or maintenance issues found at each property with clear written notes
Completing full photo inventories at every visit: wide establishing shots, mid shots for context, and sharp close-ups of anything requiring attention
Capturing video walkthroughs of maintenance concerns — showing what needs attention, how significant it is, and what a fix might involve, so the maintenance team has everything they need without a second visit
Applying critical thinking on the ground: you assess what you find, form a clear view, and communicate it well
Managing keys, lockboxes, and essential supplies across multiple properties
Completing bond checks, condition reports, and routine inspections with thorough documentation
Coordinating in the field with cleaners and the property management team to resolve issues quickly
Greeting guests on arrival and handling ad hoc requests as they come up
Logging all reports, updating task lists, and uploading documentation in real time after every visit — every job is finished when the paperwork is done, not before
Checking fire safety standards and STRA compliance at each property
On Documentation and Reporting
This part of the role matters more than most people expect.
A well-photographed maintenance issue gets fixed faster.
A thorough condition report protects the owner, the guest, and the business.
Close-up, long shot, video — the team around you relies on what you capture to do their jobs without being there themselves.
Common sense and a sharp eye are as important here as they are on the property itself.
PRESENTATION & DRESS CODE
This is a client-facing role.
You are, in effect, the face of a luxury short-term rental business every time you step onto a property, and owners and guests will form their impression of L'Abode from you.
Smart, professional attire is required at all times while working, including during property inspections and any owner or guest interactions.
We ask that expectations are clear from day one, so there is no ambiguity once you start.
TOOLS YOU WILL USE
Breezeway:Property guides
Home Hero:Property management
WHO WE ARE LOOKING FOR
You notice the small things.
A missing hand towel, a light globe out, a cleaning job that did not quite finish the bathroom.
You notice, you photograph it, and you say something.
You do not wait to be asked twice.
You think for yourself.
When you walk into a property and find something unexpected, you do not freeze — you assess it, form a view, and document it well, and communicate clearly.
You understand that a good photo and a clear note can save a maintenance team hours.
You are organised in the way a fast job requires: you move quickly, document as you go, and know that a job is not finished until the report is filed and the photos are uploaded.
Reliable, physically capable of a full day on the road, and easy to work with.
You take pride in how you present, because you understand that in this industry,
first impressions are part of the job.
This role suits someone energetic, and physically up for a fast-paced day on the road — running between properties, on your feet, moving quickly.
A real estate licence is an advantage, but not essential; if you don't have one, you need to be prepared to work towards getting one before you start.
You want to build a career in property or real estate.
This is the right place to start.
WHAT YOU NEED
VEHICLE
Your own reliable car is essential.
This role is entirely on the road every day.
No car means no application.
LOCATION
Within 5km of Sydney CBD, Bondi, or North Sydney.
We cover the eastern suburbs and North Sydney.
Proximity is not negotiable.
RESIDENCY
Australian resident with full working rights.
No exceptions.
AVAILABILITY
Flexible across weekdays and weekends.
YOU
Young, energetic, fit, and able-bodied — this is a busy, on-the-road role that has you running between properties all day.
Recent graduate welcome.
MINDSET
Critical thinker with genuine common sense.
Solid communicator.
Someone who takes pride in the small things and their own presentation.
REAL ESTATE LICENCE
A NSW Real Estate Certificate of Registration is an advantage.
If you don't hold one yet, you must be willing to obtain it before starting — we will help fund it.
NO PRIOR EXPERIENCE NEEDED
No prior property experience is required.
What matters most is your energy, reliability, and willingness to learn on the job.
WHAT WE OFFER
What you get in return
Full-time work, with additional flexibility asked of you during peak season and weekends
We will fund your NSW Real Estate Certificate of Registration — you leave this role with a qualification and a real foundation in the industry
Direct mentorship from a senior team managing premium properties across Australia for over a decade
A genuine education in short-term and long-term rental management, property operations, and owner relationships — from the inside
Mileage reimbursed.
Expenses covered.
You will not be out of pocket for doing your job.
