This invitation extends across two core Property Management positions within this commercial powerhouse PM department: Property Manager and Senior Property Manager.

/n

Our client is initially offering 12-month fixed-term contracts, with strong potential for extension or permanent employment depending on performance and business needs.

/n

What You'll Be Doing ...

/n

You'll manage a commercial portfolio (retail, office, industrial), making sure everything runs smoothly day-to-day.

/n

Your focus is simple: Keep tenants managed. Keep owners informed. Keep properties maintained and compliant

/n

Day-to-day, that includes:

/n

- Managing leases (new, renewals, vacates, key dates)

/n

- Handling tenant and landlord communication

/n

- Coordinating maintenance and contractors

/n

- Managing rent collection and arrears

/n

- Preparing reports, budgets, and outgoings

/n

- Supporting leasing with vacancies and upcoming expiries

/n

- Keeping systems and records up to date

/n

At Senior level, there will also be increased involvement in:

/n

- Complex portfolio and stakeholder management

/n

- Escalated negotiations and problem solving

/n

- Mentoring/supporting junior team members

/n

- Financial oversight and strategic portfolio management

/n

- Leading outcomes with greater autonomy and accountability

/n

What We/'re Looking For

/n

Property Manager Level

/n

- 2+ years experience in Property Management (commercial preferred, but not essential. Residential & Facilities Management experience also highly regarded)

/n

- Confidence managing a portfolio with a level of independence and accountability

/n

- Solid understanding of leases, tenancy legislation, compliance requirements, and property-related documentation/contracts

/n





- Financially minded with confidence around arrears management, budgeting, outgoings, invoicing, and general portfolio financial administration

/n

- Solid communication skills — professional, empathetic, and confident with both landlords and tenants

/n

- Organised and able to manage multiple priorities, deadlines, and competing tasks effectively

/n

- Strong attention to detail with the ability to interpret agreements, identify risks/issues early, and follow process accurately

/n

- Problem solver mindset — you don/'t ignore issues, you deal with them proactively

/n

Senior Property Manager Level

/n

- Confidently manage more complex commercial portfolios and stakeholder relationships

/n

- Operate autonomously with robust commercial judgement and accountability

/n

- Lead difficult conversations, negotiations, and escalated matters professionally

/n

- Mentor and support junior team members where required

/n

- Bring a proactive, solutions-focused approach to portfolio performance and risk management

/n

For Both Roles

/n

- Full-time availability, Mon-Fri - with in-office expectations (shared across either/both Newcastle & Maitland offices)

/n

- Valid NSW Real Estate Certification (Certificate of Registration minimum and/or Licence)

/n

- Based locally or able to comfortably service a portfolio across the Newcastle / Lower Hunter region

/n

- Proactive attitude and strong sense of ownership — you take responsibility for your portfolio rather than waiting to be directed constantly

/n
