About the Role

Our client, a premium real estate agency based in the South East, is seeking an experienced Senior Property Manager to take on a well maintained residential portfolio of 190 properties across Melbourne's South East. This is an end-to-end role, fully supported by three Property Manager Associates and a Head of Department... so you can focus on relationship management and strategic portfolio oversight, not admin overload.

You'll join a close-knit team of over 20+ in the PM department, known for its fun, professional and collaborative culture, with tenure that speaks for itself. Many team members have stayed 10+ years!!

Key Responsibilities

- Full management of a residential portfolio — inspections, maintenance, rent reviews and lease renewals
- Arrears control, compliance, breach notices and VCAT representation
- Building strong, long-term relationships with landlords and tenants
- Maintaining high standards of communication, reporting and client care
- Contributing to a culture of excellence and continuous improvement

About You

- 3-4+ years' experience as a Senior Property Manager,



ideally managing a portfolio of 150-200+ properties
- A current Victorian Agent's Representative Certificate (or full License)
- Strong communication, negotiation and interpersonal skills
- Excellent time management and attention to detail
- A current driver's license and reliable vehicle
- Polished, skilled presentation aligned with a premium brand
