Cadet Estimator & Project Coordinator — Commercial Waterproofing
Loganholme, Brisbane QLD | Full-Time | $65,000–$75,000 + Super + Vehicle Allowance
The role
Concreteseal is a specialist waterproofing company based in Loganholme, working on commercial construction projects across South East Queensland — multi-level developments, mixed-use buildings, podium decks, planter boxes, basements and remedial work. We are seeking a Cadet Estimator & Project Coordinator to support our commercial estimating function. The role is structured as a cadetship: you will begin on measured take-offs and bills of quantities under direct supervision, and progress toward preparing and defending complete tender submissions. It also carries genuine involvement in project documentation, procurement and site coordination, so you understand how the work you price is delivered.
Prior waterproofing experience is not required. Numerical ability, attention to detail and a willingness to learn the technical side are.

- A university degree in construction management, quantity surveying, civil or structural engineering, architecture, property or building surveying — including a first- or second-year student looking for industry experience alongside study, or someone who has paused a degree and wants to return to it while working.
- A Certificate IV, Diploma or Advanced Diploma in Building and Construction.
- A trade qualification in waterproofing or a related trade.
- Any related qualification you're about to start, or have finished and now need the site and commercial experience to go with.
We'll work around lecture, class and assessment commitments, put you on the kind of live projects your coursework keeps referring to, and support you toward the licensing and industry training that follows. Half-finished study isn't a gap on your resume here. It's the reason we're interested.
What the job actually is
This is a commercial-weighted role. The bulk of your week sits in estimating and tender work, with real involvement in documentation, procurement and project delivery.
Estimating & tendering (the core of the role)
- Review architectural and structural drawings, specifications and waterproofing consultant reports.
- Complete measured take-offs from plans — areas, perimeters, penetrations, upturns, junctions.
- Build and maintain bills of quantities for tender submissions.
- Price labour, materials, plant, access and preliminaries against real rates, not guesses.
- Prepare tender submissions, qualifications, exclusions and alternative system proposals.
- Track tender opportunities, submission deadlines, RFIs and addenda.
- Follow up submitted tenders and chase outcomes.
- Review incoming subcontract agreements for scope gaps, onerous clauses and pricing risk before they're signed.
- Sit in on pricing reviews with management and learn how a commercial rate is actually built.
Project documentation & QA
Commercial builders don't just want a price — they want the paperwork.
- Produce and maintain ITPs, QMPs, SWMS and project quality documentation.
- Compile product data sheets, warranties, technical submissions and compliance documentation for builder approval.
- Maintain project records — hold point sign-offs, inspection records, flood test documentation, site photography.
- Prepare and price variations, and get them approved before the work is done.
- Keep documentation aligned to AS 3740, AS 4654.1/.2 and the NCC.
Project & site coordination
- Issue scopes of work, job packs and work orders to site crews.
- Coordinate crew allocation, site access, inductions, deliveries and program dates with builders and other trades.
- Chase the information that holds jobs up — drawings, approvals, preceding trades, screed and tiling sequencing.
- Attend site when required for measure-ups, pre-start walk-throughs and progress checks.
- Keep builders informed before they have to ask.
Procurement & materials
- Raise purchase orders and obtain supplier pricing and lead times.
- Confirm product availability and delivery dates against the program.
- Make sure the right systems and materials are on site before the crew is.
- Resolve short deliveries, incorrect product and supply issues.
- Build working relationships with our suppliers and technical reps.
Who we're after
You don't need to know waterproofing. You need to be organised, numerate, and hard to rattle.
Essential:
- Strong numerical and spreadsheet ability.
- Good written English — you'll be corresponding with project managers and contract administrators daily.
- Attention to detail. A missed 200 square metres on a take-off is a real problem.
- The ability to run several tenders and several live jobs at once without dropping either.
- Willingness to say "I don't know" and then go and find out.
- Current Australian driver's licence.
Well regarded:
- A construction-related qualification — trade certificate, diploma or university degree — completed, in progress, or about to start.
- Any construction, trade services, remedial, roofing, concreting, flooring or building background.
- Experience reading construction drawings and specifications.
- Take-off or estimating software (Bluebeam, Cubit, Buildsoft or similar).
- Exposure to tier-2 or tier-3 builder documentation requirements.
If you've come off the tools and want a commercial career, or you're studying building and construction and want the estimating side of it rather than another labouring job, this is a valuable fit.
