About the role

This is a technical, backend role with no client contact. You'll take confirmed selections and site information from the Junior Contracts Administrator, price the job including any additional works, and draft and issue the fixed-price building contract yourself. From there, you'll oversee the job through to Building Approval award, while the Junior Contracts Administrator handles the day-to-day BA paperwork and authority correspondence.

You'll work closely with the Head of Commercial, escalating complex or non-standard pricing calls, but the estimate and the contract are yours to own.

Three things matter most in this role: compiling scope, inclusions, exclusions, and provisional sums with contract-grade precision so the fixed-price contract holds up without disputes; correctly interpreting complex engineering, geotechnical, and town planning reports and translating their conditions into pricing and contract scope; and a practical, working knowledge of how the home will actually be built, so constructability issues and their cost implications are caught before they become contract or program problems.

Key responsibilities

- Pricing confirmed jobs, including the base build and any additional works such as fencing, garages, and decking, obtaining subcontractor and supplier quotes as required
- Drafting and releasing the fixed-price building contract directly through the Master Builders platform once the In office Sales Manager confirms the go-ahead, ensuring scope, inclusions, exclusions, and provisional sums are accurate and enforceable
- Reading and correctly interpreting engineering, geotechnical, and town planning reports, and translating their conditions into pricing and contract scope
- Overseeing Building Approval documentation, lodging the application, and managing all correspondence with certifiers, councils, and consultants through to award
- Referring complex, non-standard, or uncertain pricing decisions to the Head of Commercial
- Independently managing multiple concurrent estimating, contract, and BA jobs,



prioritising without direct supervision
- Receiving confirmed selections and site information from the Junior Contracts Administrator once finalised
- Obtaining and coordinating subcontractor and supplier pricing for the base build and additional works
- Maintaining accurate estimating, contract, and BA records, and identifying process improvements as job volume grows

About you

- 4+ years' experience in estimating, contracts administration, or quantity surveying, ideally within residential or low-rise building
- Excellent building contract drafting skills: able to compile scope, inclusions, exclusions, and provisional sums with contract-grade precision, minimising ambiguity and post-contract disputes
- Demonstrated estimating experience: obtaining, evaluating, and sense-checking subcontractor and supplier pricing
- Ability to read and correctly interpret complex reports from engineers, town planners, and other consultants, and translate their conditions into pricing and contract scope
- Practical, working knowledge of residential construction methods and sequencing, sufficient to anticipate constructability and cost issues before they become contract or program problems
- Strong, current working knowledge of the residential Building Approval process in Queensland; established relationships with QLD certifiers and councils highly regarded
- Demonstrated ability to independently manage a live pipeline of multiple concurrent estimating, contract, and BA jobs, without dropping detail
- Comfortable working without direct client contact, relying on accurate handoff from the Junior Contracts Administrator and using sound judgement to flag gaps or inconsistencies in the information received
- Experience issuing contracts through the Master Builders Queensland contract platform highly regarded
- Excellent organisational skills and meticulous attention to detail
