About the Role

As a Property Manager, you will take ownership of the end-to-end management of a quality residential portfolio in Unley and surrounding areas. You will play a key role in delivering an exceptional experience for both landlords and tenants, ensuring properties are well-maintained and client returns are optimized.

Key Responsibilities

- Portfolio Management: Oversee the day-to-day operations of a residential property portfolio with a focus on high service standards and client retention.

- Relationship Building: Build and maintain trusted, long-term relationships with landlords, tenants, and local contractors.

- End-to-End Operations: Manage all aspects of property management, including leasing coordination, lease renewals, routine inspections, maintenance, and arrears control.

- Compliance: Ensure all property management activities strictly adhere to the Residential Tenancies Act and relevant industry regulations.

- Asset Optimization: Conduct regular rent reviews, manage lease renewals,



and proactively work to minimize vacancy periods.

- Inspections & Maintenance: Perform detailed routine inspections with accurate reporting for landlords, and coordinate prompt repairs with reliable trades.

- Team Collaboration: Work closely with the agency's close-knit internal team to ensure seamless operations and high-quality outcomes.

Requirements

- Proven experience in residential property management (minimum 2–3 years preferred).

- Current South Australian Property Management Registration / Real Estate License.

- Valid driver’s license and access to a reliable, registered vehicle.

- Solid working knowledge of SA tenancy legislation (Residential Tenancies Act 1995) and local Adelaide Hills/Eastern suburbs market dynamics.

- Outstanding communication skills (both written and verbal) with a warm, professional approach.

- Exceptional organizational and time-management skills with strong attention to detail.
