The Facilities Manager is responsible for the effective management, maintenance, and compliance of two premium over 55s retirement living communities located in Applewood, Doncaster and Rivervue, Avondale Heights. The role ensures both sites are safe, well-maintained, and compliant with all relevant legislation, while delivering high-quality living environments for residents. This position requires strong organisational and interpersonal skills to balance priorities across both locations, ensuring consistent service delivery, operational efficiency and budget management. The role is hands-on and site-based—working closely with residents, contractors, and internal stakeholders.

Key responsibilities

- Oversee day-to-day maintenance and repair of buildings, infrastructure, plant, and equipment across both villages for both common property and units
- Implement and manage preventative and reactive maintenance programs including managing within budgets
- Triage, prioritise and coordinate works across two locations, ensuring minimal disruption to residents
- Maintain critical infrastructure including HVAC, plumbing, electrical, telecommunications, lifts, and fire systems
- Manage a register of authorised contractors by capability and manage performance accordingly
- Engage, induct, and supervise contractors across both sites




- Ensure compliance with Retirement Villages Act 1986, Occupational Health and Safety Act 2004, Building Act 1993, relevant fire safety regulations and Australian Standards
- Maintain compliance registers, maintenance logs, and audit documentation
- Manage the refurbishment program of units following resident departure, working with the sales department on scope and specifications
- Assist Village Managers to develop and manage maintenance budgets for both villages

About you

- Relevant trade qualification or tertiary qualification in Facilities Management, Building Services, or similar
- Demonstrated experience in facilities or property management (retirement living, aged care, or multi-site environments preferred)
- Experience managing multiple sites or portfolios
- Strong understanding of Victorian compliance requirements and Essential Safety Measures (ESM)
- Proven contractor and stakeholder management experience
- Financial and budget management capability
- Proven experience in management Capital Maintenance Plans
- Current driver's licence (required for travel between sites)
- Highly organised with the ability to manage competing priorities across two locations
- Solid communication and interpersonal skills
