An opportunity exists for an experienced Facilities, Property, or Asset Management professional to undertake a 3- to 6-month assignment with a leading community housing provider.

This is a hands-on role with a clear transformation mandate: to develop an integrated asset, tenant and maintenance management framework that enables the organisation to manage and maintain its residential property portfolio effectively within agreed budget parameters, together with a practical implementation plan for the future.

The role will be responsible for approximately 500 long-term housing properties, supported by a team of five who coordinate and procure property maintenance across the portfolio.

With a 2026–2027 maintenance budget of approximately $1.7 million, you will assess how maintenance is currently being delivered and introduce greater structure, visibility, accountability and forward planning.

The Assignment

Working closely with the executive team and key stakeholders, you will initially get under the skin of the portfolio, visiting properties, understanding current maintenance practices, reviewing expenditure and assessing how the existing team and contractors are being utilised.

From there, you will develop a practical framework and implementation plan for managing the portfolio going forward.

Your priorities will include:

Developing an integrated asset, tenant and maintenance management framework for the residential portfolio
Establishing a explicit and practical implementation plan
Leading and providing direction to a team of five, ensuring resources are effectively utilised
Reviewing how maintenance is currently procured, allocated, managed and monitored
Managing maintenance expenditure within the $1.7 million annual budget
Moving the portfolio from a predominantly reactive environment towards a more structured planned,



preventative and cyclical maintenance approach
Reviewing contractor utilisation, performance, procurement and value for money
Establishing clear maintenance priorities, processes, responsibilities and service expectations
Improving visibility of property condition, maintenance history, expenditure and future asset requirements
Supporting the effective integration of asset, property, finance and tenancy information
Improving the management and turnaround of vacant properties so housing can be returned to service as efficiently as possible
Developing a sustainable operating model that can continue beyond the initial assignment.
About You

We are looking for an experienced Facilities Manager, Property Manager, Asset Manager or Property Services leader who understands the practicalities of maintaining a residential property portfolio but is equally capable of stepping back, identifying what needs to change and designing a better way of working.

You will ideally bring:

Strong facilities, property or asset management experience across a multi-site portfolio
Demonstrated experience managing significant maintenance budgets
Sound knowledge of reactive, preventative and cyclical maintenance
Experience developing asset and maintenance management frameworks, processes or operating models
Strong contractor management and maintenance procurement capability
Experience leading and developing operational teams
Good commercial judgement and the confidence to challenge inefficient practices and expenditure




The ability to analyse portfolio information and translate it into practical maintenance and asset priorities
Experience improving systems, processes, reporting and operational controls
A pragmatic, hands-on and solutions-focused management style
The ability to establish clear expectations and accountability while bringing people with you through change.

Experience within community housing, residential property or social infrastructure would be advantageous, but is not essential. We are equally interested in experienced Facilities and Asset Management professionals from other complex property environments who can bring strong maintenance discipline, commercial thinking and fresh ideas.

Importantly, this is more than simply managing buildings. The condition and availability of these properties directly impacts people who need access to safe and secure housing. You will therefore need to combine commercial rigour with empathy, sound judgement and an appreciation of the organisation's social purpose.

The Opportunity

Rather than stepping into a mature FM environment, you will have the opportunity to assess, improve and help establish the future approach to residential asset and maintenance management, leaving behind a clear framework and implementation plan.

The initial appointment will be for 3 to 6 months, with some flexibility in working arrangements.

The current salary level is approximately $125,000 + super, with flexibility to secure the right person. (The working week could be structured either at 4 or 5 days a week.)
