Our Client is seeking an experienced Contracts and Commercial Manager to provide commercial leadership and governance of a significant national outsourced Facilities Management contract valued at more than $30 million.

This is a pivotal client-side role within an organisation that has outsourced the delivery of its facilities maintenance services across a geographically dispersed portfolio. You will act as the organisation's commercial authority for the FM contract, ensuring contractual commitments are delivered, commercial risks are actively managed and the service provider is held accountable for performance, cost and value. This is not a contract administration role. We are looking for a commercially astute professional who understands the complexities of large-scale outsourced FM arrangements and is comfortable working across operational, financial, procurement and executive stakeholder groups.

The Role

Working closely with the organisation's Facilities, Property, Finance, Procurement and operational leadership teams, you will take ownership of the commercial and contractual framework governing the national FM maintenance agreement.

Your responsibilities:

- Providing commercial governance and oversight of a $30m+ national FM maintenance contract
- Acting as the principal client-side commercial interface with the outsourced FM service provider
- Ensuring contractual obligations, commercial mechanisms, pricing structures and service requirements are understood and appropriately enforced
- Monitoring contractor performance against KPIs, SLAs, contractual deliverables and financial commitments
- Managing commercial performance including contract expenditure, indexation, variations, scope changes, additional works and financial reconciliations
- Challenging cost, scope and commercial assumptions to ensure the organisation achieves value for money and contractual entitlement
- Leading the commercial assessment and negotiation of contract variations and changes




- Establishing robust processes for change control, approvals, financial governance and contract compliance
- Reviewing contractor claims, quotations, open-book expenditure and supporting commercial documentation
- Identifying commercial leakage, financial risk and opportunities for cost optimisation
- Working with operational FM stakeholders to distinguish legitimate contract variations from services already included within contracted scope
- Managing contractual issues, disputes, non-performance and commercial escalations
- Maintaining comprehensive contract governance, risk, issue and obligation registers
- Supporting performance reviews, governance meetings and executive reporting
- Developing forecasts and providing clear visibility of contract expenditure, commitments and emerging commercial risks
- Supporting contract extensions, benchmarking, market testing, renegotiations and future procurement activity
- Building a strong but appropriately challenging commercial relationship with the FM provider.

You will provide management with confidence that commercial decisions concerning one of the organisation's largest outsourced service contracts are evidence-based, appropriately governed and financially sound.

About You

- Demonstrated experience managing large,



complex commercial contracts, preferably multi-million-dollar national or multi-site arrangements
- Strong understanding of outsourced FM and maintenance service models
- Excellent contract interpretation and commercial analysis capability
- Experience managing variations, contract change and contractor claims
- Strong financial and analytical capability
- Understanding of pricing mechanisms, indexation, rate structures, schedules of rates and open-book commercial models
- Experience with KPI/SLA frameworks, service credits and contractual performance mechanisms
- Strong negotiation and supplier management skills
- Confidence challenging commercial proposals and contractor positions where required
- Experience working with senior operational, procurement and finance stakeholders
- Strong governance, reporting and documentation discipline
- The ability to translate complex contractual matters into clear commercial advice for senior decision-makers.
