Senior Property Manager – Build-to-Rent Gold Coast

This is an excellent opportunity for an experienced Senior Property Manager to move into the rapidly growing Build-to-Rent sector and join the onsite team at a large residential community on the Gold Coast.

Build-to-Rent is changing the way residential communities are managed in Australia. Rather than managing properties for hundreds of individual landlords, the entire community is professionally operated on behalf of a single institutional owner.

For Property Managers, that means no competing landlord demands, greater consistency in decision-making and more time to focus on residents, operational standards and the overall performance of the community.

The opportunity
You will take responsibility for the property management function across approximately 300 apartments, working as part of a dedicated onsite team.
This is a senior, hands-on role for someone who understands residential property management but is looking for a broader and more professional operating environment.

You will play an important role in ensuring residents receive a high-quality service while maintaining strong compliance, arrears, reporting and tenancy management standards.

Key responsibilities

- Manage the day-to-day property management function across approximately 300 apartments
- Oversee tenancy administration, renewals, arrears, notices and lease compliance
- Build strong relationships with residents and respond to issues in a professional and solutions-focused manner
- Work closely with leasing, facilities and resident experience teams




- Ensure all activity is completed in line with Queensland tenancy legislation
- Maintain accurate records, reporting and property management systems
- Support the General Manager with operational reporting and community performance
- Identify opportunities to improve processes, resident satisfaction and retention
- Assist with complex tenancy matters and escalated resident enquiries
- Contribute to a positive, collaborative and high-performing onsite culture

What we are looking for




We are seeking an experienced Property Manager or Senior Property Manager with:

- Strong residential property management experience
- A sound understanding of Queensland tenancy legislation
- Excellent communication and resident relationship skills
- Confidence managing arrears, renewals, notices and complex tenancy matters
- Strong attention to detail and administrative capability
- The ability to work effectively within an onsite, team-based setting
- A current Queensland real estate registration or licence
- A professional, practical and solutions-focused approach

Experience in Build-to-Rent, large residential communities, student accommodation, retirement living, hotels or serviced apartments would be highly regarded but is not essential.
