About Us

We are a growing, specialist property management business operating across Perth and Melbourne. We don’t do traditional real estate. Instead, we manage high-yield, multi-room Coliving properties (lodging houses), renting individual rooms to residents and delivering exceptional returns for investors. Our Perth portfolio spans multiple properties across the metro area and it’s expanding rapidly.

The Role

We are looking for a proactive, self-sufficient, and career-minded Property Manager to join our WA team on a part-time basis. This is a long-term opportunity for an established professional with the right attitude who wants to grow alongside our portfolio.

The Coliving Pivot: This is NOT an entry-level role. We require a solid foundation in property management basics. However, because Coliving is a highly specialised niche, we don't expect you to know the ins and outs of lodging houses on day one. If you bring the professional experience, a stellar attitude, and a desire for long-term stability, we will fully train you on our specific Coliving systems, compliance, and processes.

This is a versatile, hybrid role. Your administrative work is done comfortably from home, while viewings, inspections, and property visits will require regular driving across the Perth metro area. You’ll be backed by a brilliant remote admin team who handles initial enquiries, but you’ll need the confidence to make decisions independently when you're on site.

• Schedule: Part time, flexible (viewings 2 times per week, with admin hours wrapped around your schedule).

• Reports to: Property Management Director.

Key Responsibilities

• Leasing & Viewings: Conduct property viewings 2–3 times per week. Follow up with prospective residents, manage bookings via Inspect Real Estate (IRE), and process applications quickly to minimise vacancy.

• Onboarding & Compliance: Screen and approve resident applications (including reference checks). Complete detailed entry/exit condition reports and furniture inventory checks using PropertyMe.

• Community Management: Manage resident relationships and house dynamics across shared households—strong people skills and conflict resolution are essential here.

• Operations: Coordinate move-ins/move-outs (key/code handovers), report maintenance issues, and drive between properties across the Perth metro area as required.

• Market Growth: Stay across room enquiries and learn to price rooms competitively as you develop an understanding of our room rates.

What You’ll Need

Essential:

• Previous property management or real estate experience (this is not an entry-level role).

• Based in the Perth metro area with a valid WA driver's licence and your own reliable vehicle.

• Your own laptop for administrative work.





• Tech-savvy mindset: Highly comfortable using property management software and smartphones for high-quality photos, reports, and team communication.

• Autonomy: Proactive, self-sufficient, and able to problem-solve on the spot.

• Exceptional organisation, punctuality, and attention to detail.

• Strong written and verbal communication skills.

• Versatile availability, including occasional late afternoons or weekends for viewings.

• Current National Police Check (or willingness to obtain).

Desirable:

• Experience with shared houses or multi-tenancy property management.

• Familiarity with PropertyMe and Inspect Real Estate (IRE).

• An understanding of WA fire safety and compliance requirements for residential properties.

• Current Working with Children Check (or willingness to obtain).
