Our client is an established real estate investment and development business seeking a Property Portfolio & Investment Associate to join its Melbourne CBD team on a permanent basis.
A major early priority will be establishing an integrated fund model to support investment, funding and commercial decision-making across a significant masterplanned development platform. The broader role spans fund and portfolio analysis, individual asset assessment, development feasibility and performance reporting.
The Opportunity
Working closely with the Manager, Commercial, the successful candidate will build and maintain the fund-level model while supporting commercial decisions across the portfolio, its underlying assets and individual development stages.
Key responsibilities will include:
- Designing, building and maintaining an integrated fund model and supporting data framework
- Tracking capital contributions, investment deployment, investment balances, actual and forecast cash flows, distributions and unit pricing
- Ensuring fund-level outputs reconcile with underlying project models and financial reporting
- Maintaining visibility over liquidity, capital available for deployment or distribution and future funding requirements
- Incorporating equity, debt and gearing assumptions into the model where relevant
- Monitoring actual and projected performance across fund, portfolio, asset and development-stage levels
- Supporting the financial evaluation of land subdivision and development opportunities from planning through delivery and completion
- Undertaking scenario and sensitivity analysis across funding, pricing, sales, costs and development timing
- Producing clear forecasts and performance reporting that identify variances, risks and key value drivers
- Translating complex model outputs into commercially focused recommendations for senior and joint-venture stakeholders

Preferred Experience
- Advanced spreadsheet-based financial modelling capability, including the ability to build integrated models from first principles
- Experience developing or maintaining fund, portfolio, investment or similarly complex financial models
- Working knowledge of fund-level mechanics such as capital deployment, liquidity, distributions, unit pricing, projected returns and potential gearing
- Experience in property investment, development, funds management, valuation or real estate advisory
- Understanding of development feasibility, including revenue, cost, timing, funding and return assumptions
- Ability to analyse performance across portfolio, asset and development-stage levels
- Robust attention to detail, analytical rigour and confidence working with complex or imperfect datasets
- Ability to explain technical analysis clearly to senior and non-technical stakeholders
Preferred Qualifications
- Bachelor’s degree in Finance, Commerce, Property, Real Estate or a related discipline
- CA, CFA, property valuation or other relevant postgraduate qualifications would be advantageous
- Prior experience within property investment, development, funds management or real estate advisory
Applicants must currently reside in Australia and hold appropriate Australian working rights.

- High-impact investment analysis in an established property business
- Suits a strong financial modeller with property experience
