Project Manager | Property Development | Sydney
Our client is a well-established, design-led property developer with a solid reputation for delivering high-quality residential, commercial and mixed-use projects across Sydney.
As they continue to grow their pipeline, they're seeking an experienced Project Manager to join their delivery team.
About the Role
Working closely with senior leadership across project and construction delivery, you'll play a key role in driving projects from design through to completion - ensuring commercial outcomes are protected while embedding construction-smart thinking early in the process.
What You'll Be Doing
Partnering with the development team to guide design, procurement and approvals, keeping consultants accountable to brief and program
Leading or contributing to design development meetings, depending on project delivery model
Managing early contractor involvement (ECI) arrangements where applicable, including cost and program tracking
Working alongside Development Managers to run the design management process — from consultant engagement through to resolving design challenges and hitting key milestones
Bringing constructability, buildability and value management thinking into the design as it evolves
Steering authority and statutory approval pathways to keep projects moving efficiently
Coordinating utility and authority requirements, asset protection permits, and early works/demolition contractor management
Managing a broad stakeholder network - councils, authorities, neighbours, tenants and transport bodies among them
Supporting cost planning input alongside quantity surveyors and contractors




Reviewing planning documentation to flag buildability considerations and value opportunities early
Running tender processes for demolition, early works, builders and other contractors, with a close eye on scope, safety and compliance
Overseeing contractor performance during construction, including representation at project control group meetings
Preparing responses to delay claims, EOTs, variations and other contractual matters
Managing project completion and handover - defects, certifications, warranties and O&M; documentation
Building out cost and programme data to inform future feasibilities and project planning
Managing project cashflow against feasibility and funding parameters throughout delivery
What You'll Bring
A relevant degree in property, construction, engineering or design (or equivalent industry experience)
A minimum of 2 years' project management experience within property or construction
Experience across residential, commercial, retail, hotel and/or mixed-use projects
Exposure to tendering, ECI processes and D&C; contract negotiation
Strong Excel and MS Project skills
Excellent stakeholder management and communication skills, with the confidence to engage at all levels
A genuine passion for design-led, high-quality development outcomes
