They provide strategic advice, source investment opportunities, and manage the full acquisition process.The PositionThis is a consultative role where you'll act exclusively in your clients' best interests, providing strategic advice and helping them build long-term wealth through commercial property investment whilst working in conjunction with other divisions within the business to provide investors with a full cycle service.Key ResponsibilitiesConduct in-depth consultations to understand clients' investment goals, risk profile and acquisition criteria.Source and assess on-market and off-market commercial investment opportunities.Analyse commercial assets, including leases, tenant covenants, cash flow, yields,



capital growth potential and market trends.Prepare investment recommendations supported by financial and market analysis.Negotiate purchase terms and contracts on behalf of buyers.Coordinate due diligence, including finance, valuation and building inspections.Manage transactions from initial engagement through to settlement.Build and maintain relationships with commercial real estate agents, developers, owners and industry professionals.Monitor market activity to identify emerging investment opportunities.Deliver an exceptional client experience throughout the acquisition journey.The CriteriaTo be successful in this role you will ideally have experience in one or more of the following:Commercial Real Estate SalesCommercial Property AcquisitionsBuyer's AdvocacyProperty InvestmentYou'll also demonstrate:Strong understanding of commercial property investment principles.Ability to interpret leases, financial statements, yields and investment metrics.Excellent negotiation and stakeholder management skills.Strong commercial acumen and analytical capability.Exceptional communication and relationship-building skills.A consultative approach (whilst being a hunter & gatherer) with a genuine passion for helping clients achieve their investment goals.All applications to Gough Recruitment stay confidential and will not be discussed with anyone outside of Gough Recruitment without your consent.
