Straight Forward Finance Brokers is a mortgage broking firm based in Mooloolaba on the Sunshine Coast, founded by Joshua Carleton. Over the last decade Josh has been ranked Queensland's #1 broker at Aussie Home Loans for three consecutive quarters, Australia's #1 for two, and was named AFG's Champion Broker of the Year in the 2020/21 National Awards. He started this business to build a brokerage that does the job properly — clear, honest, and genuinely focused on clients.

Right now we're a small team carrying more volume than a small team comfortably should. We're looking for our next hire: an experienced Mortgage Broker Assistant to take ownership of the support function and grow with the business.

This is a permanent part-time role, not a casual one — pro-rata annual and personal leave, agreed days locked in from day one, and no expectation that you're answering emails at 8pm. Up to 25 hours a week across school hours, or as few as three days if that suits you better. If you're good at this work but don't want it five full days, that's not a compromise we're tolerating — it's the role we're advertising.

What you'll actually do

Client contact

Booking and managing client appointments, keeping the pipeline moving

Running initial fact-finds — gathering income, expense and liability information so Josh can assess the file properly

Chasing documentation — politely, and relentlessly

Answering day-to-day questions on where a file is up to and what happens next

Liaising with lenders, conveyancers, solicitors and real estate agents through to settlement

Preparing serviceability calculators and packaging files for assessment

Preparing loan proposals and settlement documentation

Submitting and following up pricing requests

Keeping client files accurate and complete — file notes, document retention, the record-keeping that has to hold up if we're ever reviewed

Behind the scenes

Data entry, reporting and the administrative work that keeps a growing pipeline from falling over

Client-based marketing — annual reviews, rate check-ins, milestone touchpoints

Referral-based marketing — keeping our agent, accountant and solicitor relationships warm

You'll work directly with Josh — not a team of brokers,



and not through a manager. There's no layer between you and the decisions, and you'll learn the file work from someone who has been ranked the number one broker in the country.

What we need from you

2+ years in a role where you owned files and deadlines. We're a Connective brokerage, so experience in Mercury Nexus (or a comparable aggregator platform — AFG Flex, Salestrekker, BrokerEngine) will put you ahead. That most obviously means mortgage broking support — but we're equally interested in people from:

Bank or credit union lending support

Property settlements

Financial planning client services

If you've chased documents, dealt with solicitors and agents, and held a deadline that mattered to someone's house purchase, we want to hear from you. With the right attitude, we'll teach you servicing calculators and lender policy. We can't teach you attention to detail.

Beyond the experience:

The ability to run your own day. You'll work from our Mooloolaba office, with flexibility to work from home once you're settled. That only works if you close loops without being chased.

Confidence on the phone, and clarity in writing. A meaningful part of this job is talking to people who are stressed about money, and to agents and solicitors who want answers now. You'll need to explain a financial concept in plain English without making anyone feel stupid.

Genuinely good with Excel and Word. Not "familiar with" — you'll live in a servicing calculator.

A compliance mindset. You'll be working within NCCP obligations and Best Interests Duty. Cutting corners on file notes isn't a shortcut here, it's a problem.

A habit of running toward problems, not away from them. We'd rather hear a file is going sideways on day two than in settlement week. Bring us the problem early and you'll never get a hard time for it.

Cert IV or Diploma in Finance & Mortgage Broking Management

Experience with NextGen ApplyOnline, or with a lender's own submission portal





An interest in writing loans yourself down the track — we'll support the study and the pathway

How we work

We're transparent about how the business runs. You'll see the numbers, the pipeline and the reasoning behind decisions — not a filtered version of them. Our processes are documented and visible, and when something isn't working we'd rather say so than pretend otherwise.

We run toward problems. Difficult files, awkward conversations, things that have gone wrong — that's the job, and avoiding it just makes it worse later. We back each other when it happens.

We want feedback flowing in every direction. Regular, honest, two-way. If you think a process is clumsy or a decision was wrong, we want to hear it — including about how Josh runs the business. That's not a line we put in job ads; it's how a firm this size gets better quick enough to matter.

Being straight with you

We're a small business, not a machine with a documented process for everything. Some weeks are messy. You'll help build the systems rather than inherit them, and you'll be trusted with real responsibility from early on.

If you want a role where the work is defined, predictable and someone else owns the outcome, this isn't it. If you want a say in how a brokerage gets built — and a front-row seat while it happens — it is.

Hours, pay and where this goes

Up to 25 hours per week — 5 days, 5 hours a day, straight through school hours. If that's the job you've been looking for, this is it.

Prefer fewer days? We'll consider a minimum of 3 days per week at 5 hours per day.

$32–$39 per hour + superannuation (equivalent to $63,000–$77,000 full time), depending on experience. At 25 hours a week that's roughly $42,000–$51,000 per year plus super .

Permanent part-time — pro-rata annual leave and personal leave, not casual

Your days and hours are agreed upfront and locked into your contract, so you can plan around them

Hybrid: Mooloolaba office based, with work-from-home flexibility once you're up and running

Training and study support if you want to work toward your Cert IV or Diploma in Finance & Mortgage Broking Management

We intend to grow this into a full-time position over the next 12–24 months , and we want the person who starts part time to be the person who takes it
