We are seeking an experienced, motivated and detail-oriented Portfolio Property Manager and Property Management Assistant to join our growing team at Ray White North Lakes | Burpengary East | Murrumba Downs.

This is a Monday-to-Friday, full-time role managing a well-structured portfolio of approximately 130 residential properties, with no leasing, trust accounting or business development responsibilities.

You’ll be supported by a dedicated leasing team, contemporary systems, and experienced leadership who understand property management.

This role would suit an experienced Property Manager who enjoys managing a clean, well-supported portfolio and values structure, teamwork and long-term relationships over high-volume leasing or business development.

What you'll be doing

As a Portfolio Property Manager, you will manage your own portfolio delivering exceptional service to landlords and tenants while maintaining compliance and strong relationships.

Manage a residential portfolio of approximately 130 properties

Provide exceptional, consistent communication and service to landlords and tenants

Conduct routine, entry and exit inspections

Coordinate and oversee maintenance and repairs efficiently





Negotiate lease renewals and rent increases

Manage arrears

Prepare and attend QCAT hearings as required

Maintain accurate records and transparency using Ailo and related systems

Act as a trusted adviser by understanding market conditions and providing proactive insights to clients

What we're looking for

Experience as a residential Portfolio Property Manager

Strong knowledge of QLD property legislation and compliance

Excellent communication and negotiation skills

Strong organisational skills and attention to detail

Confidence using property management software (Ailo, Inspect Real Estate, Pricefinder, Realworks)

A positive, professional and customer-focused approach

Current QLD Real Estate Certificate and Driver’s Licence (non-negotiable)
