Limnios Property Group is seeking an experienced Property Manager to take ownership of a mixed residential and commercial portfolio from our Northbridge office.

This is an opportunity for a capable property professional who enjoys variety, understands the importance of protecting an owner’s asset and wants exposure beyond a standard residential portfolio.

You will be supported by administration, accounts, established systems and accessible senior management. We are not looking for someone to do the work of three people. We are looking for someone who can manage a portfolio properly, communicate clearly and follow matters through.

Limnios Property Group is an established family-owned Perth property business with a history dating back to 1969.

Our activities include residential and commercial sales, property management, property development and accommodation. This provides the successful candidate with a broader understanding of property ownership and investment than is generally available in a conventional property-management role.

You will be responsible for the day-to-day management of a boutique, mixed portfolio of residential, commercial, retail and office properties.

Your key responsibilities will be to:

Build strong relationships with property owners and provide clear, practical advice.

Manage residential tenancies, including renewals, rent reviews, inspections, arrears, maintenance and vacates.

Administer commercial leases, including rent reviews, options, outgoings,



insurance requirements and critical dates.

Conduct regular property inspections and identify maintenance, presentation and compliance issues.

Coordinate contractors and follow repairs through to satisfactory completion.

Maintain accurate records, file notes, lease information and portfolio deadlines.

Work closely with administration, accounts and management to deliver reliable service.

What we are looking for

You will bring:

At least three years’ property-management experience.

Robust residential property-management knowledge.

Commercial property-management or meaningful commercial lease-administration experience.

A sound working knowledge of Western Australian residential tenancy and real estate requirements.

The current qualification, registration or authority required to undertake the duties of the role.

Experience with Property Tree, PropertyMe or similar property-management software.

Experience with Inspection Express, Inspect Real Estate or a similar inspection platform.

A current driver’s licence and reliable vehicle.

Experience managing a mixed portfolio will be highly regarded.

We will also consider an accomplished residential Property Manager who has genuine commercial exposure and wants to develop this capability further.

Experienced enough to recognise when legal, technical or specialist advice is required.

You do not need to be a facilities-management expert. You do need the common sense to identify risk, ask the right questions and engage the appropriate contractor or adviser.
