Our client is a growing commercial HVAC specialist focused on commercial fit-outs, system refurbishments, new developments, and asset maintenance. Now in their sixth year and expanding quick, they focus on taking on technically complex, challenging projects and getting the job done right. The company environment relies on precision, reliability, and straightforward, transparent communication.

Operating within this fast-paced environment, this position is built for an experienced professional who wants high autonomy and day-to-day operational ownership. You will work directly with the business directors, giving you clear visibility and the opportunity to impact how the business scales. You will be responsible for managing approximately 5 commercial projects concurrently, splitting your time between the Brookvale office and various active construction sites across the Greater Sydney Area.

The Mission: Independent Project Leadership & Total Ownership

Take complete end-to-end responsibility for assigned commercial HVAC project lifecycles, operating independently without oversight to scale our operational capability, reporting directly to the company Directors (Pavel & Marco).

Responsibilities





- Independent Project Leadership & Total Ownership: Own assigned HVAC projects end-to-end, taking complete responsibility for lifecycles and operating independently.
- Advanced Planning & Procurement Strategy: Establish baseline project management plans, develop critical path construction schedules, map long-lead equipment procurement, define project scope baselines, manage resource constraints, and execute project risk and budget mitigation strategies.
- Technical Design, Solutions & On-Site Troubleshooting: Gather project requirements, participate actively in design solutions, review mechanical layouts, assess technical issues directly on site, and rapidly develop practical technical fixes.
- Contractual, Engineering & Quality Governance: Assist in the compilation of complete tender packages and technical engineering submittals, while remaining responsible for progress claims and final compliance documentation.
- Commercial Management & Variation Negotiation: Be responsible for project P&L; to the extent of project KPIs, negotiate project variations across suppliers, handle Extension of Time (EOT) applications, and mitigate liquidated damages risks.
- Stakeholder, Client & Industry Networking: Act as the primary point of contact for clients, builders, developers, and consulting engineers to manage day-to-day project delivery and resolve coordination disputes smoothly.
- Commissioning, Defects Liability & Handover: Manage complex commissioning cycles, coordinate subcontractor air-balancing regimes, execute formal asset handovers to clients,



and lead the rectification process during the Defects Liability Period (DLP) to secure the release of Retentions.

Requirements

- Communication Skills: Excellent communication skills, with the ability to confidently and smoothly liaise with clients while remaining strong and structured with site teams and subcontractors.
- Core Trait Profile: Driven, disciplined, self-motivated, and friendly.
- Technical Knowledge: Deep understanding of cooling towers, chilled water plants, VRF systems, and ventilation designs, including key manufacturer equipment brands and specifications, allowing for the comprehensive review of engineering layouts and verification of site installation quality.
- Contract Administration & Claims: Applies practical knowledge of standard commercial construction contracts to manage progress claims, process EOTs, and handle project variations.
- Stakeholder Negotiation & Communication: Proven negotiation strategies to secure the best outcomes across multiple suppliers (where a single job could involve more than 10 suppliers), while confidently communicating with Tier 1 and Tier 2 builders to resolve variations, scope boundaries, and site coordination disputes.
- Logistical & Resource Planning: Efficiently schedules mechanical equipment deliveries, manages long lead times, and coordinates labor allocation across multiple active sites.
- Subcontractor Supervision & Compliance: Actively monitors subcontractor productivity, verifies strict adherence to technical specifications, and checks site WHS and SWMS compliance.

The Package, Location & Workplace

- Base Salary & Superannuation: $130,000 - $150,000 + Super (Negotiable based on track record).
- Vehicles: Company Vehicle provided.
- Primary Base & Field Travel: On-site, Brookvale HQ + Construction Sites (Greater Sydney Area).
