We are seeking a motivated and capable Property Management Supervisor to lead a busy property management department, support a dedicated team and drive the ongoing growth and success of an established real estate business.

About the Role

Reporting directly to the Director, you will oversee the day-to-day operations of the Property Management Department, ensure the effective management of the property portfolio while delivering exceptional service to landlords and tenants.

You will provide leadership and guidance to the property management team, maintain strong client relationships, ensure compliance with relevant legislation and identify opportunities to grow and strengthen the rent roll.

This is a varied role offering autonomy, responsibility and the opportunity to make a genuine contribution to the business.

Key Responsibilities

- Lead, supervise and support the Property Management team, ensuring workloads and responsibilities are effectively managed.
- Oversee the day-to-day management of the property portfolio and rent roll.
- Maintain strong relationships with landlords and tenants, ensuring a high standard of customer service.
- Oversee leasing activities, tenant selection, rental appraisals and property inspections.




- Monitor rental arrears and implement effective processes to minimise outstanding payments.
- Coordinate property maintenance, repairs, contractors and associated expenditure.
- Ensure accurate documentation, record keeping and trust accounting compliance.
- Manage tenancy disputes and provide guidance on complex property management matters, including VCAT proceedings.
- Monitor departmental performance, revenue and operating costs.
- Identify and pursue opportunities to grow the property management portfolio and secure new business.
- Drive continuous improvement across systems, processes and service delivery.
- Provide regular reporting to the Director on portfolio performance, team activities and business development.

About You

- You are an organised, commercially minded property management professional who enjoys taking ownership, building relationships and supporting others to achieve their best.
- Demonstrated experience in residential property management, ideally within a senior or supervisory capacity.
- Experience managing a property portfolio and a sound understanding of the full property management lifecycle.
- Previous experience leading, mentoring or supporting a team.




- Strong knowledge of Victorian residential tenancy legislation and compliance requirements.
- Experience with property management software and trust accounting systems.
- Excellent communication, negotiation and relationship management skills.
- Strong organisational skills with the ability to manage competing priorities.
- Commercial awareness and an interest in business development and portfolio growth.
- A proactive approach to problem-solving and continuous improvement.
- Relevant Victorian real estate registration or licence, as applicable.
- Current driver's licence.
