McGrath Beenleigh is looking for an experienced Commercial Property Manager to join our growing team. This is an opportunity for a capable, organised and commercially minded property management professional who takes pride in their work, values strong client relationships and knows what it takes to manage a commercial portfolio successfully.

We are looking for someone who can hit the ground running, take ownership of their portfolio and deliver a high standard of service to our landlords and tenants.

The Opportunity

You'll be responsible for the end-to-end management of an allocated commercial property portfolio, with the autonomy to manage your day-to-day responsibilities while working alongside a supportive and collaborative team.

Your role will include

- Taking ownership of the day-to-day management and performance of your commercial portfolio.
- Building and maintaining strong relationships with landlords, tenants and key stakeholders.
- Managing lease administration, budget, renewals, rent reviews and critical lease dates.
- Overseeing rental arrears, tenant enquiries and landlord communications.
- Coordinating maintenance, repairs, contractors and capital works.
- Conducting routine inspections and identifying property maintenance requirements.
- Preparing landlord reports and providing proactive property updates.
- Managing compliance requirements and maintaining accurate property records.
- Identifying opportunities to improve property performance and enhance client relationships.




- Ensuring all portfolio responsibilities are managed efficiently, accurately and within required timeframes.

What We're Looking For

We're not just looking for someone to tick boxes. We're looking for someone who genuinely understands commercial property management and takes pride in delivering results. Ideally, you'll bring:
- Previous experience managing a commercial property portfolio.
- A sound understanding of commercial leases, legislation and property management processes.
- Confidence dealing with landlords, tenants, contractors and complex property matters.
- Excellent communication and relationship-building skills.
- Strong organisational skills and exceptional attention to detail.
- The ability to work independently, prioritise workloads and take initiative.
- A proactive approach to problem-solving and day-to-day portfolio management.
- Confidence using property management software and Microsoft Office.
- A current driver's licence and reliable vehicle.

A current Queensland Real Estate Licence is highly regarded. Most importantly, we're looking for someone who is accountable, commercially aware, solutions-focused and genuinely invested in doing a great job.
