We’re a boutique, high-end residential agency with multiple offices across Melbourne, offering sales, project sales and property management under one roof. Our rent roll is growing quickly through organic growth and acquisition, and we’re looking for an experienced leader to take ownership of our Property Management division.

About the role
Reporting directly to the Managing Director, you’ll take ownership of our property management division across our Bayside and inner-north offices, leading the team, building the systems and helping grow the rent roll.

We’re looking for someone who’ll treat this department as if it were their own business. Customer service always comes first for us, and we love people who take pride in going the extra mile and are always looking for ways to improve and grow.

This is a full-time, office-based role. We don’t offer work-from-home arrangements, so please only apply if you’re looking for an in-office position.

Key responsibilities

- Lead, coach and develop a team of assistant property managers and leasing consultants

- Oversee end-to-end management of residential portfolios, with a focus on high-quality service and compliance

- Set clear processes, delegate effectively and hold the department accountable

- Manage arrears, maintenance, inspections, leasing and tenancy administration

- Ensure compliance with the Residential Tenancies Act, VCAT requirements, rental minimum standards and safety obligations (gas, electrical and smoke alarms)

- Keep accurate records and streamline workflows in PropertyMe

- Present to landlords,



provide regular portfolio updates and build trusted relationships

- Contribute to business development and help win new managements

- Monitor departmental KPIs and continually improve systems, service and results

What we’re looking for

- 5+ years managing residential portfolios in Melbourne, including 2+ years leading a PM team

- Prestige or high-end property management experience highly regarded

- Registered Agent’s Representative (full Estate Agent’s Licence highly regarded)

- Strong working knowledge of the RTA, VCAT hearings and arrears management

- PropertyMe or similar PMS experience

- Organised, systems-driven and accountable leader with excellent communication skills

- Current driver’s licence and own car

- Robust references / history of success
