Gulf Civil Pty Ltd is seeking an experienced Project Manager Subdivision to join our dynamic team on a full time basis.
This is a strategic position that plays a crucial role in delivering subdivision projects from inception through to completion.
Based in Upper Mount Gravatt, QLD, you will oversee all aspects of subdivision project management, ensuring projects are completed on time, within budget and to the highest standards.
This role is pivotal in maintaining our reputation for excellence in the construction and project management sector.
Key responsibilities
Planning and scheduling subdivision projects, including site analysis, design coordination and resource allocation
Managing project budgets, cost forecasting and financial reporting to ensure projects remain profitable and within approved expenditure
Coordinating with consultants, contractors, suppliers and regulatory authorities to ensure compliance with all relevant legislation and standards
Monitoring project progress against milestones and implementing corrective actions when deviations occur
Managing site safety protocols and ensuring all work complies with health and safety regulations
Liaising with clients and stakeholders to provide regular updates and manage expectations throughout the project lifecycle
Preparing tender documentation, contract management and negotiation with subcontractors and suppliers
Overseeing quality control and ensuring all work meets specification requirements
Managing project documentation, including drawings, permits, certificates and compliance records
What we're looking for
Minimum 5+ years' experience in project management within the construction or civil engineering sector, with specific experience in subdivision development
Demonstrated knowledge of subdivision processes, including site planning, earthworks, drainage, utilities and infrastructure delivery




Strong understanding of local planning regulations, building codes and environmental compliance requirements
Proficiency in project management software and Microsoft Office applications
Excellent organisational and time management skills with the ability to manage multiple projects simultaneously
Strong communication and interpersonal skills with the ability to liaise effectively with diverse stakeholders
Problem-solving ability and sound decision-making capabilities under pressure
Full driver's licence and willingness to conduct regular site visits
Tertiary qualification in Civil Engineering, Construction Management or related field is highly desirable
Professional membership with relevant industry bodies (such as AIPM or Engineers Australia) is preferred
