About the company

Our client is a privately owned Sydney property developer that has delivered residential and mixed-use projects across Sydney since 2011. Its current pipeline is more than 1,000 apartments and a large amount of commercial space across several Sydney sites. Over the next decade, it plans to deliver and hold its residential assets as Build-to-Rent. The business runs with a small, senior team covering development, project management and finance.

The role

Our client is looking for a Project Manager to represent its interests during construction of its flagship BTR project in southern Sydney. The project has more than 250 apartments (including furnished studios), ground floor retail and resident amenities across three levels.

The role is focused on construction. You will hold the head contractor to account on program, quality and cost, and make sure the finished building works well as a long-term rental asset. You’ll be on site about a third of the time, and the office is about five minutes’ drive from site.

Key responsibilities include

- Visiting site at least twice a week to inspect progress, quality, sequencing, safety and risk
- Pushing the head contractor on program, procurement, critical path and resourcing
- Checking progress claims, milestones and readiness for practical completion
- Making decisions on key construction issues
- Managing defects across all apartments and common areas




- Overseeing retail tenancy delivery and coordination of tenant fit-outs
- Leading the furnished apartment strategy, including FF&E; standards, procurement and installation
- Helping with maintenance across the company’s remaining apartments and warehouse properties
- Advising on construction and buildability for future projects, including a large mixed-use development

About you

- At least six years in a developer or client-side project management role, with a construction background
- Delivery of medium to high density residential or mixed-use projects in NSW (BTR experience is highly regarded)
- Sound knowledge of head contracts, programming, progress claims, variations, defects and practical completion
- Working knowledge of the Design and Building Practitioners Act 2020 and related NSW regulations
- Experience with retail fit-outs or FF&E; for furnished residential or hospitality product would be an advantage
- Commercially minded, decisive and confident holding a builder to account
- A tertiary qualification in construction management, project management, engineering, architecture or a related field
- A White Card and a current driver’s licence
