At Eclipse Real Estate, we’re an independent agency based in St Peters, and we’re growing our property management team. We back our Property Managers with a supportive team, clear systems and room to grow.

We’re looking for an experienced Property Manager who knows the SA Residential Tenancies Act and can confidently run a portfolio, from leasing and inspections to maintenance and arrears. The right person is organised, communicates clearly and takes ownership.

Key Responsibilities

- Portfolio Management: Manage a portfolio of residential properties and keep them maintained to a high standard.

- Tenant Relations: Be the main point of contact for tenants and handle enquiries and concerns promptly and professionally.

- Lease Management: Prepare and manage lease agreements, renewals and terminations in line with South Australian legislation.

- Inspections: Conduct routine inspections, prepare condition reports and arrange repairs and maintenance.

- Financial Management: Manage rental income, arrears and outgoings, and provide regular financial reports to owners.

- Compliance: Make sure properties meet all legal and safety standards, including smoke alarms,



pool safety and landlord insurance requirements.

- Marketing and Leasing: Advertise vacant properties, run open inspections and screen applicants.

- Owner Relations: Build strong relationships with owners, keep them updated on property performance and address any concerns.

Skills and Experience

- Minimum 1 year of property management experience

- Current Property Management Registration in South Australia (essential)

- Leasing experience or property management leadership experience (desirable)

- Strong knowledge of the Residential Tenancies Act 1995 (SA)

- Critical thinking and attention to detail

- Excellent communication skills and a client-focused approach

- Proficiency in property management software (e.g. PropertyMe, Console, Tapi or similar)

- Current driver’s licence
