Role Particulars

Job Summary

Lead the commercial side of one of Australia's most established commercial flooring subcontractors. As our Senior Contracts Administrator, you will lead a team of four Contract Administrators, personally run our most complex projects with Tier 1 and Tier 2 builders, and be the escalation point for claims, variations and commercial negotiations. If you know subcontract commercial management from the trade side and want real leadership scope, this is the role.

Key Selling Points

- Lead and develop a team of four Contract Administrators, reporting directly to the COO

- Own commercial outcomes on major commercial, residential and health projects with Tier 1 and Tier 2 builders across Australia

- Join a 100-year-old Australian business with a growing national contracting division and the backing of a dedicated Project Accountant

About Embelton

Embelton is one of Australia's most trusted names in floor coverings, operating across the Commercial, Residential, Retail, Trade and Engineering markets. Backed by more than 100 years of industry experience, we continue to evolve and innovate to meet the changing needs of the flooring industry and shape Australia's built environment.

The Role

Based at our Coburg North head office and reporting to the Chief Operating Officer, the Senior Contracts Administrator leads the commercial delivery of Embelton's flooring contracting projects. You will lead, coach and review the work of our Contract Administrators, approve project budgets, complex variations and claims, and act as the escalation point for builders, supervisors and our warehouse and sales teams. You will also personally manage our most complex and high-value projects.

This is a hands-on leadership role in a specialist trade subcontractor, not a head contractor. You will work alongside our Project Accountant, who owns job costing and WIP reporting,

so you can focus on what drives margin: capturing and pricing variations, getting claims in on time, negotiating with builders and subcontract installers, and lifting the commercial capability of the team. You will also own our CA processes and templates as we standardise them nationally. Success looks like every variation captured and claimed, strong client relationships and repeat work, and a CA team growing in confidence and independence.

Key Responsibilities

- Lead, mentor and develop a team of four Contract Administrators, including regular 1:1s, project allocation and review of their claims, variations and WIP inputs

- Personally manage the most complex and high-value projects, from contract review through to close-out

- Approve project budgets before entry into Pronto, and complex or high-value variations and claims

- Ensure variations are captured, priced, submitted and followed up, and that progress claims are submitted on time

- Monitor project margins with the Project Accountant and act early on commercial risk

- Manage complex client conversations, disputes and contract clarifications, and support DOR negotiations

- Negotiate subcontract installer rates and support strong builder and installer relationships

- Own and standardise CA processes, templates and checklists, and drive uptake of our project systems

- Lead root-cause reviews on defects, delays or cost overruns, and implement improvements

- Attend key site meetings on high-risk or high-value projects

Skills and Experience

To be successful in this role,

ideally you will possess the following:

- At least 5 years' contract administration experience in commercial construction, including time in a senior or lead role

- Experience on the subcontractor side, ideally in finishes or fit-out trades (flooring, ceilings, joinery, tiling, interiors) or another specialist trade

- Proven track record capturing and claiming variations, preparing progress claims and closing out projects

- Experience leading, mentoring or reviewing the work of other Contract Administrators

- Ability to read architectural drawings and finishes schedules, with practical knowledge of trade-specific items

- Strong negotiation and conflict resolution skills, comfortable with Tier 1 builders' commercial teams

- Working knowledge of Security of Payment legislation and standard construction contract terms

- Jobpac, Pronto or similar ERP experience and strong Excel skills

Why Join Embelton?

- A respected Australian brand with over 100 years of industry experience

- A supportive, collaborative culture with strong leadership and explicit direction

- Genuine leadership scope: shape how a national contracting team works and grows

- Focus on the commercial work that matters, with a dedicated Project Accountant handling job costing and WIP reporting

Ready to lead the commercial side of a growing specialist contractor?

If you are a senior contracts professional from the trade side who wants to lead a team and see your impact on every project's margin, we want to hear from you.
