OVERVIEW

An established and boutique commercial and retail property management business, specialising in the management, leasing and optimisation of commercial assets and shopping centres across Western Australia.

With deep industry experience and a strong focus on delivering high-value outcomes for property owners, the business takes a hands-on and strategic approach to asset management, combining commercial insight with a strong focus on tenant relationships, property performance and long-term asset value.

They are seeking a proactive and detail-oriented Commercial Property Manager to join their close-knit team on a full-time basis.

Some responsibilities will include:

- Oversee the day-to-day operations of commercial and retail properties, ensuring buildings, shopping centres and tenancies are maintained to a high standard.
- Build and maintain strong relationships with commercial and retail tenants, addressing enquiries, resolving issues and ensuring tenant satisfaction.
- Manage lease agreements, options, renewals, rent reviews, lease expiries, make-good obligations and other lease-related matters.
- Monitor rental payments, recover outstanding rent and outgoings, manage arrears and ensure tenants meet their financial obligations.
- Manage tenant receipts, payments and allocations
- Coordinate preventative and reactive maintenance, contractors and service providers to ensure properties remain safe, functional and well presented.
- Prepare and manage annual operating budgets, monitor expenditure,



control costs and provide regular financial reporting to property owners.
- Compliance & risk management
- Appoint, supervise and manage contractors, cleaning teams, security, landscaping and other service providers, ensuring service standards and contractual obligations are met.
- Conduct regular property and tenancy inspections, identify maintenance requirements, monitor building conditions and provide detailed reports and recommendations to owners.

CRITERIA

- Proven experience in commercial property management (ideally 2 years minimum)
- Working knowledge of Cirrus8 software ideal
- Strong financial acumen
- Proven experience managing commercial and retail leases, including rent reviews, lease renewals, options, outgoings and lease negotiations
- Sound communication skills
- WA Certificate of registration
