About the role

Local Expertz Realty is seeking an experienced Property Manager to join our dynamic team in Melton, VIC. This is a full-time position based in our Melton office, where you will play a crucial role in managing residential properties and delivering exceptional service to both landlords and tenants. As a Property Manager, you will be responsible for the day-to-day operations of residential properties, ensuring they are maintained to the highest standards whilst building strong relationships with all stakeholders. This role is integral to our business, directly impacting tenant satisfaction, property performance, and the overall reputation of Local Expertz Realty.

Key responsibilities

- Manage the leasing of residential properties, including advertising, tenant screening, and lease preparation

- Collect rental payments and maintain accurate financial records for all managed properties

- Conduct regular property inspections and ensure properties comply with health and safety regulations

- Respond promptly to tenant enquiries and address maintenance requests and repair issues

- Coordinate with contractors and service providers to arrange repairs and maintenance work

- Handle tenant complaints and disputes professionally and in accordance with residential tenancy laws

- Prepare and manage property budgets and provide financial reporting to property owners

- Ensure all properties are compliant with relevant legislation, including building codes and tenancy laws

- Market properties effectively to attract quality tenants and minimise vacancy periods

- Maintain detailed records of all property documentation, communications, and transactions





What we're looking for

- Proven experience in residential property management or a related role within the real estate industry

- Strong knowledge of Victorian residential tenancy laws and property management regulations

- Excellent communication and interpersonal skills with the ability to manage relationships with tenants, landlords, and contractors

- Proficiency with property management software and general computer applications including Microsoft Office

- Organisational skills with the ability to manage multiple properties and prioritise tasks effectively

- Problem-solving abilities and a proactive approach to addressing tenant and property issues

- Attention to detail and strong documentation practices

- Valid driver's licence and willingness to travel to properties as required

- A relevant qualification such as a Certificate in Property Services or Real Estate License (preferred but not essential)

- Understanding of fair housing practices and commitment to treating all parties with respect and equity
