Position Title: Sales and Marketing Manager

Full-time (38 hours per week)

Annual Salary: $80,000 to $100,000

Overview of Position

Will be responsible for directing, overseeing and managing sales and marketing operations to strengthen Bluedog Property Group’s market position and support business growth. The role involves leading, developing, implementing and overseeing effective sales and marketing strategies across the company’s property services, increasing market share, and maintaining strong relationships with developers, investors, buyers and clients in Australia and overseas. The role will also oversee the negotiation and administration of sales and marketing agreements, pursue new business opportunities, and work closely with management, staff and external stakeholders to support long-term growth and achieve corporate objectives.

Key Responsibilities

·Leading and managing sales operations, including developing the annual sales plan, sales strategy and budgets in consultation with management, and setting targets for property listings, residential and commercial sales and leasing, and off-the-plan project sales.

·Directing and supervising staff involved in sales and marketing activities, including allocating duties, setting individual targets, monitoring performance, and providing coaching and guidance.

·Leading and managing marketing operations, including planning, determining and implementing appropriate marketing strategy and campaigns across property portals, the company website, social media, email marketing, print media, signage and events for long-term business growth.

·Directing and managing the promotion and commercial management of the company’s property services and offerings, including developer project allocations, residential and commercial listings, and property management services.

·Overseeing, managing and evaluating research on the Brisbane and South East Queensland property market, including assessing price movements, buyer, investor and tenant demand, competing agencies and upcoming developments,



and presenting findings to management to inform sales and marketing strategies.

·Directing and developing and maintaining the company brand, marketing materials, property presentation standards and corporate communications to ensure a consistent and qualified market image.

·Establishing and maintaining relationships with property developers, vendors, landlords, buyers, referral partners and industry stakeholders, and negotiating marketing and project sales arrangements on behalf of the business.

·Developing new markets and clients for the company’s services and property products, including domestic investors, owner occupiers, developers and overseas buyers, with a particular focus on the Korean and wider Asian investor markets.

·Planning, coordinating and leading investor workshops, seminars, exclusive off-the-plan project launches and client meetings in accordance with the annual marketing plan, and ensuring that resulting enquiries and follow-up actions are addressed in a timely manner.

·Overseeing the administration of project marketing agreements, sales agency agreements and other client agreements, including monitoring commercial commitments and coordinating their delivery with management and relevant staff.

·Reviewing sales and marketing procedures and systems, including the CRM database and lead management processes, to ensure continuous improvement that delivers increased accuracy, efficiency and integrity.

·Working closely with developers, management and relevant staff to align sales forecasts with project release schedules, available stock and settlement timeframes.

·Overseeing the analysis of sales data, enquiry and conversion rates and demand forecasts,



ensuring that project stock allocation and release planning support and align with strategic sales targets and marketing initiatives.

·Ensuring sales and marketing activities comply with applicable laws and advertising standards, and that regulated real estate activities are performed by appropriately licensed or registered personnel.

Qualifications

· Bachelor degree or higher qualification in business, marketing, real estate or a related discipline, or at least 5 years of relevant work experience in a sales and marketing related role in lieu of a formal qualification.

Experience

·At least 5 years of relevant work experience in sales and marketing, including at least 3 years in a management or senior leadership role.

·Demonstrated experience in developing and executing sales and marketing strategies, setting targets and achieving revenue growth.

·Experience in managing marketing budgets, campaigns and multi-channel advertising, including digital and online platforms.

·Experience in leading and supervising staff, including target setting, performance monitoring and training.

·Experience in building and maintaining relationships with corporate clients, developers, suppliers or business partners, and in negotiating commercial arrangements.

Skills

· Strong leadership and team management skills.

· Sound knowledge of marketing principles, market research and pricing strategy.

· Proficiency in digital marketing, property portals, social media and CRM systems.

· Excellent negotiation, presentation and communication skills.

· Ability to analyse sales data and prepare budgets, forecasts and performance reports.

· Additional language skills, particularly Korean, are an advantage.
