Westbridge Commercial is the property management arm of Westbridge Funds Management, managing a mixed portfolio of commercial, retail and industrial assets across multiple Australian jurisdictions.

THE ROLE

This is a client-side role managing assets within the Westbridge Funds portfolio, including properties across the eastern states. Travel to Queensland and other eastern states will be required at least quarterly, and more frequently where property requirements dictate.

The role offers a degree of autonomy, commercial judgement and accountability, with a focus on protecting income, tenant retention, lease and statutory compliance, financial performance, property condition and identifying opportunities to enhance asset value.

Responsibilities include but are not limited to:

- -Manage the day-to-day performance of a portfolio of commercial, retail and industrial properties.

- -Manage lease administration, renewals, options, rent reviews and critical dates, ensuring compliance with lease obligations.

- -Maintain strong tenant relationships, proactively manage tenancy matters and support tenant retention.





- -Prepare annual property budgets and forecasts, monitor financial performance and investigate material variances.

- -Monitor rental income, arrears, outgoings and contractual financial obligations.

- -Undertake regular property inspections and identify maintenance, compliance and capital expenditure requirements.

- -Oversee contractors, preventative maintenance, statutory compliance and critical safety requirements.

- -Identify opportunities to reduce costs, protect income and improve investment performance.

- -Provide clear, commercially considered recommendations on property, leasing and expenditure matters.

- -Manage complex property and tenancy matters and see issues through to resolution.

- -Work collaboratively with funds management, finance, leasing and other internal stakeholders, while developing strong relationships with tenants, contractors, consultants and leasing agents.

- -Provide guidance to less-experienced team members and contribute to continuous improvement across the team.

WHAT YOU WILL BRING

To be successful in this role, you will be a self-starter with a proactive, solutions-focused approach. You will be comfortable taking ownership of your portfolio,



identifying issues early and seeing them through to resolution.

In addition to this, you have:

- -Extensive experience in commercial property management, ideally across a mixed commercial, retail and industrial portfolio.

- -Strong knowledge of commercial leases, lease administration and property management principles.

- -Demonstrated experience in budgeting, forecasting, financial reporting and outgoings management.

- -Strong commercial judgement and the ability to prepare clear, well-supported recommendations.

- -Strong facilities, contractor and stakeholder management capability.

- -Excellent written and verbal communication and relationship management skills.

- -Strong organisational and time management skills, with the ability to manage competing priorities and critical deadlines.

- -A high degree of initiative, accountability, accuracy and attention to detail.

- -Advanced Microsoft Office skills, particularly Excel, and sound knowledge of property accounting systems.

- -A tertiary qualification in property or a related discipline would be highly regarded.
