We want someone who has already done this many times and is bored of doing it for an agency that cares less than they do.

Baumann Property is a boutique buyer's agency built by an engineer and former McKinsey consultant who got tired of watching everyday Australians buy on gut feel. We acquire established residential investment properties and first homes across Australia's growth corridors, and we do it with a data-first discipline the rest of the industry is still catching up to.

Who you'll be working with

You'll report directly to Christian Baumann, Founder and Director. B.Eng., M.Sc., Qualified Property Investment Advisor. The guy who negotiates like it's his own money, and built the brand on one promise: Engineering Wealth. We are building the most tech-advanced buyer's agency in Australia, and he wants someone who can close deals at our standard.

The role

You own the deal from brief to settlement, and the client from settlement to their next purchase. We set the strategy and property; you execute it at his standard and bring him in when a negotiation needs a second set of hands.

Acquisition

- Run the purchase brief: translate a client's 10-year Gameplan into a precise buying mandate (price, yield, location, asset type)

- Present properties with a clear recommendation

- Negotiate. Private treaty, expressions of interest, pre-auction offers. You know every lever and you are good at understanding what constitutes success to the vendor

- Drive the deal through exchange, finance and settlement with the broker, conveyancer and selling agent

Post-purchase

- Hand the client to a vetted property manager and make sure the first tenant is in quick and at the right rent

- Run the 12-month post-settlement strategy review: portfolio performance,



equity position, refinance triggers, next move

- Keep clients warm and informed in between, so the second purchase is a phone call, not a sales process

- Keep the CRM deal notes and client reporting clean so nothing falls through the cracks

Firm-building

- Feed what you see on the ground back into our research and location-scoring models

- Represent Baumann Property with brokers, accountants and referral partners at the level the brand demands

Non-negotiable

- Fluent in English plus at least one other language, spoken and written, at a level you can negotiate, explain a contract and calm a nervous first-home buyer in. Spanish, Portuguese and Mandarin are our priority. Bonus points if you speak German.

- 5+ years as a buyer's agent, or a selling agent who has crossed over with a track record of closed deals you can walk us through

- Current real estate licence or certificate of registration in at least one Australian state, with the willingness to get licensed in more

- Proven negotiation record: you can name the deals, the asking price and what your clients actually paid

- Deep working knowledge of residential investment fundamentals: yield, cash flow, vacancy, land-to-asset ratio, growth drivers

- Fluency with the tools of the trade (CoreLogic/RP Data, DSR Data, HtAG or similar)

- Self-managed. You run your own pipeline, your own calendar and your own standards without being chased





- Spotless ethics. Conflict-free means conflict-free: no kickbacks, no developer stock, no shortcuts, no dramas.

- A personal investment portfolio. We believe people who've done it advise differently

- Experience across multiple states and regional growth corridors, not just one capital city

- A second/third language, or lived experience as a migrant or first-generation Australian. Our clients often start with less and have more riding on getting it right, and you understand that in your bones

- QPIA, PIPA membership or a finance, engineering or analytical background. Problem Solvers welcome.

- Commercial, SMSF or development exposure
