Estimating Manager - Facilities Management & Capital Works

Location: Wollongong preferred | Sydney considered

Employment: Full-time, Permanent

Salary: $160,000 – $180,000 + Super

An exciting opportunity has become available for an experienced Estimating Manager to take ownership of a newly centralised estimating function within an established and growing facilities management and capital works business.

Reporting directly to the Managing Director, you will lead the preparation and oversight of estimating and pricing activities nationally, supporting opportunities across Facilities Management and Capital Works.

This is a hands-on leadership position where you will work closely with Operations, Capital Works and Business Development, ensuring estimates are accurate, commercially competitive and aligned with operational delivery requirements.

You will also support a small team of estimators, including remote team members, while helping develop and improve the processes, systems and governance that underpin the function.

This role will suit someone who understands Facilities Management from the ground up, has strong capital works estimating experience and enjoys working collaboratively across different business functions.

Key Responsibilities:

- Lead and coordinate the centralised estimating and pricing function across the business.
- Prepare, review and oversee estimates across Facilities Management, including reactive maintenance, planned maintenance and minor works, as well as larger capital works projects.
- Work closely with Operations and Capital Works teams to understand technical requirements, delivery methodologies, site conditions and project risks.
- Partner with Business Development to develop competitive and commercially sound tenders and submissions.
- Support and guide a small team of estimators, providing direction, technical input and ongoing development.
- Review estimating documentation to ensure accuracy, completeness, pricing consistency and compliance with company requirements.
- Obtain and assess subcontractor, supplier and consultant quotations to ensure competitive and reliable pricing.




- Identify cost-saving opportunities, alternative methodologies and value engineering options.
- Develop and maintain centralised pricing databases, cost libraries, supplier rates and historical estimating information.
- Improve estimating processes, templates, reporting and governance as the function continues to develop.
- Ensure clear handovers to operational teams, including scope definitions, pricing assumptions, exclusions and identified risks.
- Monitor estimating performance and report on key metrics, accuracy and continuous improvement opportunities.

About You:

You are an experienced Facilities Management and Capital Works professional who combines practical operational knowledge with robust commercial and estimating capability.

You understand that estimating within Facilities Management requires a different approach to capital works, and you can confidently navigate both environments.

You will bring:

- Minimum 5 years' experience across Facilities Management and Capital Works, including both estimating and hands-on Facilities Management experience.
- Strong estimating and pricing experience across maintenance, FM services, minor works and capital works projects.
- A practical understanding of building services, maintenance requirements, subcontractor costs and project delivery.
- The ability to interpret tender documentation, quantify trades, assess project risks and develop accurate cost estimates.
- Strong commercial awareness, with an understanding of margins, budgets, procurement and cost control.
- Excellent stakeholder management skills and the ability to collaborate effectively across multiple business divisions.
- Experience supporting, mentoring or leading other estimators or estimating professionals.
- A hands-on,



proactive approach and the ability to build processes rather than simply follow established procedures.
- Strong analytical skills, attention to detail and the ability to manage competing priorities.
- Excellent written and verbal communication skills.

Experience with EstimateOne is highly regarded. Proficiency in Microsoft Word, Excel and PowerPoint is also required.

Qualifications & Requirements

- WHS/OHS Construction Induction Card (White Card).
- Ability to obtain and maintain a satisfactory National Police Check.
- Building and Construction qualifications, engineering or construction management qualifications, or relevant building licences are highly regarded.

Relevant qualifications may include:

- Certificate IV, Diploma or Advanced Diploma of Building and Construction.
- Degree in Construction Management or Engineering.
- Relevant state-based builder, contractor or qualified supervisor licences.

Location & Travel:

The preferred location for this position is Wollongong, although strong candidates based in Sydney will also be considered.

There is no requirement to attend the Wollongong office regularly, apart from occasional visits. Some interstate travel to Queensland and Victoria will be required as business needs dictate.

The role operates Monday to Friday during general business hours, with workload driven by estimating volumes.
