Armstrong Real Estate is looking for a proactive Maintenance & Compliance Coordinator to join our Property Management team. This role is perfect for someone who enjoys keeping things moving, managing multiple priorities and finding solutions quickly and calmly.
You’ll work closely with our Maintenance Manager, Compliance Manager and wider Property Management team to coordinate property maintenance, compliance requirements, contractors and administration — ensuring tasks are followed through accurately and within the required timeframes.
This is a busy, varied role where strong organisation, attention to detail and the ability to prioritise will make all the difference.
What you’ll be doing
Your day-to-day will include:
- Coordinating maintenance requests from initial notification through to completion
- Liaising with renters, rental providers, Property Managers and contractors
- Issuing work orders, arranging property access and following up outstanding works
- Obtaining and reviewing maintenance quotes and identifying any concerns
- Monitoring contractors and maintenance requests to ensure work is completed on time
- Coordinating mandatory property compliance checks and follow-up works
- Monitoring compliance due dates and identifying overdue or outstanding requirements
- Maintaining accurate compliance and maintenance records across multiple systems
- Assisting with compliance audits and identifying missing reports or actions
- Preparing approval requests and coordinating further works where required
- Processing and maintaining quotes, invoices, work orders and supporting documentation
- Providing administrative and operational support to the broader Property Management team
About you
We’re looking for someone who is naturally organised,
takes ownership of their work and can confidently manage a busy workload.
To succeed in this role, you’ll have:
- Certificate IV in Real Estate Practice
- Strong problem-solving skills and the ability to think on your feet
- Excellent time management and prioritisation skills
- A highly organised and efficient approach to your work
- Strong attention to detail and accuracy
- The ability to manage multiple tasks and deadlines without losing track of the details
- Confident communication skills and the ability to work with a range of people
- A proactive approach — you’re someone who follows things through rather than waiting to be reminded
- Strong administrative and computer skills
- The ability to remain calm and solutions-focused when priorities change
- A positive, collaborative attitude and willingness to support the wider team
The role would suit someone who
You might currently be working in Property Management and looking for a role with less portfolio management, or you may have strong real estate administration experience and enjoy the operational side of the industry.
You’re the person who likes a clear to-do list, notices when something hasn’t been followed up, enjoys solving problems and gets satisfaction from seeing a task through from start to finish.
