Senior Property Manager (Short & Long-Term Rentals) - Expressions of Interest

Host Solutions is a short-term rental management business based in Adelaide. I started it about three and a half years ago and we've grown from 8 properties in April 2025 to around 45 now, across the CBD, the coast and the Adelaide Hills. We look after homes on Airbnb and Booking.com for their owners, and we're now considering adding long-term rental management to what we offer.

About this expression of interest

We're aiming for someone to start in February 2027. This is an early EOI, so we're taking our time to find the right person rather than rushing a hire. You'll be working closely with me, and I'd rather spend a few weeks getting it right.

The role

Full-time, Adelaide based. This is a hands-on Senior Property Manager role for someone who has worked on both the short-stay and the long-term side. It has three main parts.

1. Client interactions

Being the main point of contact for our property owners, from first enquiry through to onboarding and ongoing management

Handling owner questions, monthly performance conversations and any issues that come up

Stepping in on guest escalations when needed

2. Accounting

Preparing owner statements and monthly owner payouts

Trust accounting and reconciliations in PropertyMe and Xero

Invoicing, supplier bills and keeping the numbers accurate, working alongside our bookkeeper

3. Leading the operations team

Leading our on-ground team, cleaners and maintenance trades day to day





Making sure properties are turned over properly and issues are fixed quickly

Keeping an eye on listings, reviews and pricing performance

Helping put proper processes and systems in place as we grow

You'll also bring your long-term rental experience to help us decide on and set up a long-term management offering (leasing, inspections, tenancy matters and RTA compliance).

About you

Experience managing short-term rentals (Airbnb or similar)

Experience in long-term residential property management in an agency

Confident with property accounting, including trust accounting, owner statements and reconciliations

Experience leading or managing a team

Comfortable dealing with owners directly, including the harder conversations

South Australian Registered Land Agent or Property Manager registration or qualification (or working towards it) is a solid plus

Comfortable with software. We use Hostaway, PropertyMe, Xero and PriceLabs, plus some AI tools for guest messaging, so experience with these or similar systems helps

Organised and calm under pressure

Your own car and a current driver's licence, as our properties are spread across the metro area, the coast and the Hills
