About the role

The General Manager - Operations is a pivotal leadership role within the organisation, responsible for enhancing the physical and financial health of our villages.

Reporting to the Chief Operations Officer, the role works closely with Property Managers, Sales Managers, Settlement Coordinators, and has Village Managers reporting to the role to ensure seamless operations, regulatory compliance, cost-effective capital allocation, and an efficient re-leasing program.

Key responsibilities

- Leading Village Management teams and fostering constructive relationships with Resident Committees.
- Overseeing portfolio governance to ensure full compliance with the Retirement Villages Act 1986 (Vic).
- Ensuring cost-effective, high-quality, and timely application of Proprietor capital expenditure.
- Partnering with Property Managers and Village Managers to deliver smooth unit turnovers that support sales targets.
- Establishing systems including Risk Management to facilitate excellence in service delivery and organisational response, including Village Dispute resolution.




- Collaborating with villages on programs that enrich resident personal wellbeing and vitality.
- Developing, monitoring, and refining operational policies to ensure consistent service standards across all sites.
- Providing day-to-day operational support, coaching, and guidance to Village Managers.

What we’re looking for

- Experience in Retirement Village management, Facilities Management, or Body Corporate management is a distinct advantage.
- Relevant tertiary qualifications in Business Management, Property Management, Accounting, Construction Management, or Property Development are highly preferred.
- Proven ability to drive results and deliver operational excellence. Through policy, strategy and financial frameworks
- Track record of successfully leading, developing and managing diverse teams in a multi-site or complex operational environment
- Strong communication and stakeholder management skills, with the ability to interact effectively with residents, committees, contractors and senior management
