Let's be honest. Property Management isn't always an easy gig.

Between demanding landlords, tenant issues, maintenance requests, inspections, leasing and the never-ending inbox, it's easy to spend your days reacting rather than actually managing your portfolio.

And when you're carrying an unrealistic number of properties without the right support around you, something has to give.

But it doesn't have to be that way.

Our client has taken a considered approach to building their Property Management teams.

Manageable portfolios, experienced leadership, established systems and the support to give good Property Managers the time and autonomy to do their jobs properly.

The opportunity
We're working with an established real estate group with offices across the Hunter, Newcastle and Northern Central Coast, who genuinely believe in the people who make their business great.

You'll have the backing, resources and recognition of a major franchise, while working within a smaller, close-knit local team.

What makes this prospect different...

- A manageable portfolio: Around 160 properties, with workloads structured around team capacity and experience.
- Autonomy and support: Take ownership of your portfolio, with experienced Head of Department who are present, accessible and there when you need them.
- Dedicated PM Relief Specialist: A genuine point of difference. Leave coverage, unexpected absences and busy periods are supported, so taking a holiday doesn't mean returning to a mountain of catch-up.
- General accounting support: Less back-end administration, more time to focus on managing properties and relationships.
- PropertyMe:

Established systems and processes already in place.
- Big-brand resources: The benefits of a wider franchise network without losing the feel of a local office.
- Team culture: Opportunities for team building and wider franchise events, without the forced 'fun' aspect.
- Remuneration: $90,000–$100,000 inclusive of super and allowances (negotiable).

The role
This is a hands-on, end-to-end Property Management position.
You'll take responsibility for your own residential portfolio and have the autonomy to manage it from start to finish.

Your responsibilities will include:

- Managing your portfolio and maintaining strong landlord and tenant relationships.
- Coordinating maintenance, repairs and contractors.
- Conducting open homes, ingoing/outgoing and routine inspections.
- Managing leasing, applications, and approvals.
- Handling lease renewals, terminations, arrears and tenancy matters.
- Maintaining compliance with NSW legislation.
- NCAT preparation and representation when required
- Keeping owners informed and delivering consistent service.
- Working collaboratively with the wider PM team

Who we're looking for...
An experienced Property Manager who knows their stuff, can confidently manage their own workload and is ready for a better working environment.

Ideally, you'll bring:

- 2+ years' residential Property Management experience.
- Strong knowledge of the end-to-end PM lifecycle.
- A sound working knowledge of NSW tenancy legislation.
- Confidence working autonomously and making decisions.
- Strong organisation, communication, and problem-solving skills.
- A genuine commitment to landlord and tenant relationships.
- A hands-on approach and the ability to prioritise competing demands.
- A willingness to support the wider team, assist with troubleshooting, and share your knowledge with more junior team members.
- Current NSW Certificate of Registration or Licence.
- Current driver's license and reliable vehicle.

You know how to prioritise, stay ahead of issues, communicate proactively and take ownership.
You're independent but understand the value of a good team around you. You're also someone who is happy to share your experience and contribute to the development of those around you.

If you're an experienced Property Manager who enjoys the work but could do without the constant pressure of an overloaded portfolio, this could be worth a conversation.
