- Location:Gold Coast, QLD
- Work Type: Full Time (Office-Based)
- Salary: $90,000 + Super

About the Role

Are you an experienced residential Contracts Administrator who understands the complete build journey and takes pride in guiding clients through every step? We are a progressive, high-performing residential builder specialising in investment-grade homes across South East Queensland. Due to a steady, high-volume project pipeline, we are seeking a client-focused, detail-driven Contracts Administrator to join our team in our office in the heart of the GC. In this full-time, office-based role, you will take ownership of the full administrative construction lifecycle—from initial concept, sales handover, and preliminary agreements through to council approvals, progress claims, and final handover.

Key Responsibilities

- End-to-End Client Coordination: Act as the dedicated, trusted point of contact for investor clients, brokers, and channel partners, guiding them step-by-step from concept through to practical completion.
- Pre-Construction & Approvals: Coordinate soil tests, engineering reports, building approvals (BA), plumbing permits, and developer covenant approvals to ensure files achieve site-start status without delays.
- Contract Preparation: Prepare accurate QBCC residential building contracts, specification schedules, variations, and final contract packs.
- Progress Claims & Financial Tracking: Generate and issue progress stage claims (deposit, slab, frame, lock-up, fix, final), follow up on lending institution approvals, and coordinate receipt of authority-to-pay notices.
- Liaison Across Teams: Work collaboratively with estimating,

drafting, and site supervisors to keep job files moving efficiently through every construction gate.
- Client Updates & Handover: Provide regular, transparent build updates, manage client variation requests, and coordinate pre-handover inspections and formal completion packs.

What We’re Looking For

- Industry Experience: Proven track record in a Contracts Administrator or Client Liaison role within Australian residential construction (experience with volume, project, or investment builders is highly regarded).
- Full-Lifecycle Knowledge: Thorough understanding of the entire residential process—from sales handover, drafting, and approvals through to on-site stages and handover.
- Contract & Compliance Acumen: Solid working knowledge of QBCC residential contracts, stages, and statutory approval processes.
- High-Level Client Care: Exceptional interpersonal and written communication skills with the patience, clarity, and professionalism needed to guide first-time and seasoned property investors alike.
- Organisational Rigour: Impeccable attention to detail, capable of managing multiple active job files concurrently in a rapid-paced environment.
- Tech-Savvy: Proficiency with residential construction management software (e.g., Buildxact, Buildertrend, ClickHome, or Framework) and the MS Office suite.

Why Join Us?

- Competitive Remuneration: $90,000 base + superannuation. Negotiable for the right candidate
- Streamlined Pipeline: Backed by clear systems, structured workflows, and an experienced operational team.
- Stable, Growing Builder: Enjoy job security within a stable business catering to the booming investment housing sector.
