Where Great Design Becomes a Buildable Reality

At Evoke Projects, we believe space influences success.

We design and build healthcare, veterinary, bioscience and human services environments across Australia. Every project is guided by our Well-Places™ methodology, which shapes spaces that support patients, clinicians and the teams who work in them every day.

Our Melbourne office is growing, and we’re looking for a highly experienced Pre-Construction Manager to join a team of genuinely talented professionals who share our values.

This is a technical sales role. You’ll take a client’s agreed design and budget and turn them into a fixed-price contract they can trust, and a project our team can build with confidence.

About the Role

Reporting to our Head of Pre-Construction, you’ll own the pre-construction phase from Heads of Agreement through to handover to our Operations team.

This is the phase where a project’s margin is won or lost. At Heads of Agreement, the price is a budget. At contract, it becomes a fixed commitment, and any gap between what was estimated and what it actually costs to build comes straight out of margin. Your job is to close that gap before signature. You’ll go to market to pressure-test pricing, close out scope gaps, finalise the change register and lock in the certification and approvals pathway early, so it never surfaces as a problem later.

You’ll also be the client’s main point of contact during this phase. They’ve committed in principle but haven’t yet seen the final number, so clear, confident communication matters.

The role doesn’t finish at signature. It finishes when the project is genuinely ready to build. That means IFC drawings signed off, the construction package finalised, trade pricing locked in and the job set up correctly in our systems. Operations can hand a project back if it isn’t ready, so the standard you set at handover really counts.

What You’ll Be Doing

Owning the proposal from Heads of Agreement budget through to fixed-price contract

Being the client’s main point of contact through pricing and contract

Reviewing each project at design handover, raising RFIs and clarifying assumptions early

Issuing RFQs to pressure-test pricing and close out scope gaps before contract

Coordinating consultants, including engineers, building surveyors, services and specialists, to bring the full scope of works together

Testing buildability and value, and working with our Design team to resolve issues before they reach site

Organising site visits with trades and reviewing quotes in detail for inclusions, exclusions and terms

Locking in the certification, compliance and approvals pathway early in every project

Finalising the change register and cost baseline, so the client always understands how the price has moved and why

Identifying and managing commercial and client risk

Directing and reviewing estimating support so take-offs and costings are accurate

Presenting proposals to clients with confidence and technical clarity

Delivering a construction-ready handover to Operations, with IFC drawings signed off, the construction package complete, trade pricing locked in and the job set up in our systems

About You

You’re commercially sharp, technically strong and good with people. You understand that a contract price is a promise, and you take pride in one that holds up once building starts.

Your background might be in construction project management, or in client-side project management, where you’ve coordinated consultants and stakeholders to define scope and test buildability. Either path builds the skills this role needs.

You bring:

A tertiary qualification in Construction Management, Project Management or a related field

At least 8 years in a project management role, either construction or client-side

Hands‑on construction experience (highly regarded)

Experience in current build or ground‑up construction (highly regarded)

A strong commercial understanding of how scope, pricing and risk affect margin on fixed‑price contracts

Confidence coordinating consultants, trades and clients through design and pricing

The ability to read drawings, scope trade packages and analyse quotes

Working knowledge of the NCC, certification pathways and WHS requirements

Experience in design a
