P3 Recruitment is partnering with a highly successful and well-established Inner West real estate business to recruit a Commercial Property / Asset Manager.

With a strong local reputation, an established client base and a growing commercial division, the business offers the stability of a successful agency combined with a friendly, down-to-earth team environment.

You'll take responsibility for a boutique portfolio of approximately 90 tenancies, comprising a mix of commercial offices, smaller retail premises and light industrial properties.

Best of all, the entire portfolio is located within a 10km radius in Sydney's Inner West, meaning minimal travel and the opportunity to build strong relationships with your landlords and tenants.

The Role:

You'll be responsible for the day-to-day management of the commercial portfolio, including:

- Managing landlord and tenant relationships
- Overseeing lease renewals, rent reviews and tenancy matters
- Coordinating repairs, maintenance and contractors
- Conducting property inspections and ensuring properties are well maintained
- Managing arrears and outgoings
- Liaising with the commercial leasing team regarding vacancies and new tenancies
- Ensuring a high standard of service across the portfolio

About You:

We're looking for someone with hands-on commercial property management experience, but you certainly don't need to come from a large corporate commercial agency.

In fact,



we'd particularly welcome applications from Property Managers working in traditional real estate agencies who manage a combination of residential and commercial properties and would love the opportunity to focus exclusively on commercial.

Ideally, you'll bring:

- Previous experience managing commercial properties, whether in a dedicated commercial role or mixed residential/commercial portfolio
- A sound understanding of commercial leases and tenancy management
- Strong organisational skills and attention to detail
- Excellent communication and relationship management skills
- A proactive, practical approach to resolving issues
- A current NSW real estate licence or Certificate of Registration
