Raine & Horne Kurralta Park

Adelaide

Full time PM/BDM or Part-time Property Manager
Raine & Horne Kurralta Park is a successful inner-west real estate agency with a friendly, supportive culture and an established, award-winning team. We are seeking either a full-time Property Manager/Business Development Manager (BDM) who enjoys both the operational side of property management and the opportunity to build strong relationships with landlords, attract new business and grow our rent roll, or a part-time Property Manager for someone who prefers to focus on delivering exceptional property management services, with flexibility to suit their lifestyle.
We are seeking either an experienced Property Manager, or an enthusiastic Assistant Property Manager, to join our close-knit team, where exceptional customer service, honest communication and strong relationships are at the heart of everything we do.
At Raine & Horne Kurralta Park, exceptional customer service, honest communication and strong relationships are at the heart of everything we do. We take pride in delivering a high standard of service, with a strong focus on attention to detail and doing things properly. Our approach is centred on quality, not quantity, allowing us to provide personalised service to our landlords and tenants rather than managing high-volume portfolios.
The ideal candidate will be genuine, self-motivated and adaptable, with a positive attitude and a natural commitment to providing outstanding service. Whether your strengths lie in property management or you enjoy combining property management with business development, you'll work closely with a small, collaborative team in a supportive environment where your contribution is valued.
Both positions offer the opportunity to join a well-established agency that values its people, encourages professional development and genuinely believes in getting the balance right between quality service and work-life balance.

Key Responsibilities
Property Management – Both Positions
Managing a residential property portfolio and building positive relationships with landlords and tenants.
Conducting entry, exit and routine inspections.
Monitoring rental arrears and ensuring effective follow-up.
Coordinating maintenance efficiently and proactively.
Preparing documentation and coordinating leases, renewals and rent reviews.
Conducting rental open inspections and managing tenant screening and selection.
Preparing bond refunds and representing landlords at SACAT, where required.
Ensuring compliance with South Australian residential tenancy legislation.
Additional Responsibilities – Full-Time Property Manager/BDM
Identifying and pursuing opportunities to grow the agency's rent roll.
Building and maintaining relationships with prospective landlords and existing clients.
Conducting rental appraisals and preparing property management proposals.
Following up prospective clients and converting enquiries into new managements.
Developing referral opportunities and contributing to the agency's ongoing growth.
Providing prospective landlords with confidence in our service offering and demonstrating the value of professional property management.
What We're Looking For
Current South Australian registration appropriate to the role.
Residential property management experience preferred, but not essential for the right candidate.
For the full-time PM/BDM position, an interest in business development,

relationship building and growing a rent roll.
A current driver's licence and reliable vehicle.
An understanding of new technology and a willingness to embrace it.
Strong attention to detail and excellent written and verbal communication skills.
The ability to show initiative, work autonomously and contribute positively to a team.
Effective time management and organisational skills.
A willingness to learn, take direction and contribute to a positive team culture.
For the full-time position, confidence in communicating with prospective landlords and a proactive, commercially minded approach will be highly regarded.
What You'll Get
Competitive remuneration based on experience, with the opportunity to earn bonuses.
Company-supplied phone and laptop.
Car allowance to assist with work-related expenses.
A highly supportive and collaborative team culture.
Ongoing training and professional development.
Flexible working arrangements, with genuine consideration for work-life balance.
Established systems, resources and team support to help you succeed.
The opportunity to make a meaningful contribution to a respected, established local agency.
We want your natural strengths of transparency, honesty, hard work and excellent customer service to shine through. If you're ready to join a team where your contribution is valued, your leaders have your back and your success genuinely matters, we'd love to hear from you.
Whether you're looking for a full‐time role combining property management and business development, or a part‐time property management position with flexibility, we'd love to hear from you.
Please note: A cover letter will be required along with resume to be considered.
Only suitable candidates will be contacted for interviews.
