We are seeking an experienced, proactive Property Manager to oversee a boutique, established portfolio of approximately 95 properties (predominantly residential with a small commercial component) located across Melbourne’s Eastern and South-Eastern suburbs. This is a permanent part-time role offering 9 hours per week, structured across 3 hours per day over 3 days of the week (days are adaptable by mutual agreement). The position is primarily work-from-home, combined with local on-site visits across your designated area.

Key Responsibilities

- Inspections: Conduct routine periodic inspections, comprehensive ingoing condition reports, and thorough outgoing bond inspections.
- Maintenance Management: Coordinate urgent and routine repairs, liaise with approved trades, source competitive quotes, and follow through to completion.
- Client & Tenancy Relations: Act as the primary, professional point of contact for landlord and tenant enquiries, fostering strong, communicative relationships.
- Administer leases to ensure compliance for owners and tenants.
- System Management: Accurately update records, log communications, and process tasks using Property Tree. What We’re Looking For




- Victorian Agent’s Representative Certificate (or full Victorian Real Estate Licence) — essential.
- Prior experience in residential property management (commercial exposure is a plus, but not essential).
- Property Tree experience preferred but not essential.
- Solid understanding of the *Residential Tenancies Act (Vic)
* and standard dispute resolution processes.
- A reliable, insured vehicle and current Victorian Driver’s Licence.
