We are looking for an accomplished Senior Development Manager to lead our high-rise apartment pipeline, including the James Street Precinct and Fish Lane Precinct, with a pipeline of projects extending beyond 2032. Reporting directly to the Managing Director, you will own project strategy, feasibility, approvals, funding and sales. TRK is a fully integrated builder-developer with its own in-house Tier 1 construction arm, and you will work closely with that team to deliver outcomes that match our brand. This is a senior, client-side leadership role in a boutique, high-calibre business. You will have real authority over project direction and commercial results, and a clear voice in shaping the company's future pipeline.

Key responsibilities

Lead end-to-end development of luxury multi-residential projects, from site due diligence and acquisition through to settlement

Own project strategy, development feasibilities, cash flow models and finance forecasts (EstateMaster), and report on project performance to the Director

Lead project structuring, funding stack strategy, and engagement with financiers, JV partners and investors

Direct DA strategy and approvals for multi-residential apartment projects, including council negotiations, RFIs and appeals where needed

Appoint, lead and hold to account consultant teams, including architects, engineers, town planners, and sales and marketing agents

Align development, construction, sales and marketing to protect design intent, programme and margin

Identify and assess current site opportunities to grow TRK's pipeline

Proactively manage risk and drive value across the development lifecycle

Mentor and develop junior development staff as the team grows

About you





At least 10 years' experience in development management, including senior or lead roles

Experience with a Tier 1 or Tier 2 (or equivalent) property developer

A proven track record leading high-rise residential apartment developments (30+ storeys) from feasibility to completion

Advanced feasibility and cash flow modelling skills (EstateMaster preferred)

Experience securing project finance and managing funding structures, including debt, equity and JV arrangements

In-depth knowledge of Queensland planning and approval frameworks

Strong commercial acumen, negotiation skills and stakeholder management at executive level
