Property Manager – Head Office | Surfers Paradise | No Inspections, No Weekends

On Site company-paid car park | Full-time | Office-based

You know property management inside out. You can also do without the routine inspections, the hours in traffic and the Saturday open homes. This role keeps the work you’re positive at and drops most of what wears you down.

@realty is a national real estate brand with more than 950 agents across Australia and New Zealand. Our agents run their own businesses, and our Surfers Paradise head office handles the property management operations behind them. Their rent rolls keep growing, so our PM team is growing too.

The role

This isn’t a field role. You’ll work from our Surfers Paradise office as the property management specialist behind our agents’ rent rolls, handling the operational, legislative and administrative side so they can stay focused on clients.

You’ll handle a broad portfolio across several states, so you’ll be across more tenancy legislation than most PMs see in a career. Within 12 months, agents will see you as the person who gets things done properly the first time.

What you’ll do

- Run day-to-day PM operations for agent portfolios, including new managements, tenancies, vacates and bond lodgements and claims

- Manage arrears from first contact through to resolution and escalation





- Process maintenance requests, invoices and tenant charges accurately and on time

- Keep compliance records current and support compliance reporting

- Handle landlord and tenant enquiries and resolve them directly where you can

- Advise agents on process and tenancy law, and keep them up to date as legislation changes across jurisdictions

What we’re looking for

Required:

- At least 3 years’ hands-on property management experience in an Australian agency

- A current Real Estate Licence or Registration Certificate (or your state’s equivalent)

- Day-to-day experience with Property Tree or a comparable trust accounting/PM platform

- Solid working knowledge of residential tenancy legislation, including arrears, bonds and vacate processes

- Clear, confident written communication. Most of your work is by email and in tickets.

Nice to have:

- Experience across more than one state or territory

- Inspection Manager experience

- A background as a senior PM, portfolio lead or trust account administrator
