About the role
Are you a senior strata building manager ready to step into a dual-impact leadership role?
Take full ownership of establishing a prestigious new mixed-use flagship development in Newcastle CBD while acting as Synergy’s Region Lead to grow our footprint across Newcastle and the Hunter Region.
Commencing in late January 2027, this opportunity offers an accomplished Senior Building Manager greater responsibility and influence, supported by an enhanced remuneration package.
Why This Opportunity Stands Out
- Dual-Focus Role: Combine hands-on onsite management of a landmark new development with broader strategic leadership across the Newcastle and Hunter region.
- Onsite Operational Leadership: Direct day-to-day operations, maintenance, and service presentation for a high-profile site, supported by an Assistant Building Manager and on-site cleaning team.
- Regional Business Growth: Drive Synergy’s local expansion by building key client relationships, elevating brand presence, and supporting sales and marketing initiatives in the region.
- Key Requirements: Strong technical facility management expertise, proven team leadership skills, and the commercial confidence to represent Synergy at a regional level.
What You'll Be Doing
1. Flagship Building Establishment & Operations
- Lead the complete mobilization and operational setup of a landmark mixed-use strata development from construction handover through occupation.
- Establish preventative maintenance schedules, asset registers, operational procedures, and resident communication platforms (e.g., MYBOS / BuildingLink).
- Coordinate resident move-ins, access arrangements, contractor management, and defect identification and resolution with the builder/developer.
- Maintain daily oversight of building presentation, safety, fire compliance, WHS, and budget reporting.
2. Stakeholder & BMC Relationship Management
- Build strong, productive relationships with the Building Management Committee (BMC), Owners Corporations, residential/commercial occupants, and strata managers.
- Coordinate shared facilities and services across mixed-use components smoothly and professionally.
- Manage enquiries, committee updates, and stakeholder reporting with clarity and poise.
3. Team Leadership
- Mentor and direct the Assistant Building Manager and onsite service teams.
- Maintain accountability for high standards of building presentation, service responsiveness, and a positive team culture.
4.
Regional Leadership & Business Growth
- Serve as Synergy’s primary regional representative across Newcastle and the Hunter region.
- Collaborate with executive leadership to strengthen local brand presence, identify business opportunities, and participate in client presentations/proposals.
- Share regional market insights and assist with future site setups and staff onboarding as the regional portfolio expands.
Your Newcastle CBD site will remain your principal workplace and operational responsibility, with regional activities coordinated around site requirements and team coverage.
What You Bring to the Table
- Experience: At least five years’ hands-on strata/BMC building management experience, ideally 5–10+ years, including substantial responsibility for large, complex, prestigious residential or mixed-use developments.
- New Building Mobilisation: Proven experience establishing and onboarding newly completed strata developments, including builder and developer handover, operational setup, resident move-ins, contractor engagement, asset registers, maintenance schedules and building management systems.
- Leadership Track Record: Demonstrated experience managing and developing teams, including allocating work, coaching staff and maintaining performance standards.
- Strata & BMC Knowledge: A sound understanding of strata operations, with demonstrated knowledge and experience working with Building Management Committees (BMCs), shared facilities and services, and the relationships between multiple owners corporations and residential and commercial stakeholders.
- Technical Capability: Robust practical knowledge of building services, including fire systems, lifts, mechanical ventilation, hydraulics, security and access control, together with preventative and reactive maintenance.
- Defect & Contractor Management: Experience documenting and progressing defects, assessing quotations, coordinating contractors and monitoring work quality.
- Safety & Compliance: Sound knowledge of WHS, building safety, and compliance requirements, including coordinating inspections, maintaining records,
and following up on outstanding matters.
- Communication & Relationships: Excellent written reporting and interpersonal skills, with the ability to build trust, resolve difficult matters calmly and communicate with a wide range of stakeholders.
- Commercial Awareness: The confidence to represent Synergy, build professional relationships, recognise opportunities and contribute to prospective client meetings and presentations.
- Organisation & Systems: Strong prioritisation and follow-through, with proficiency in platforms such as MYBOS or BuildingLink and everyday business software.
