Development Manager | Property Development & Civil Projects
Location: Inner North, Brisbane QLD
Salary: Up to $185,000 + Superannuation

About the Opportunity:
An exciting opportunity has become available for an ambitious Development Manager to join an established and growing Brisbane-based property development business with an impressive pipeline of projects across South East Queensland.

This is an excellent opportunity for an experienced Client-Side Project Manager or Civil Project Manager looking to transition further into property development, take greater ownership of projects and build a long-term career.

Our client operates as both a property developer in its own right and a development and project management consultancy delivering projects on behalf of clients.

With in-house capabilities spanning development management, architecture, design and sales, the business offers genuine exposure to the entire development lifecycle.

This isn't your typical project management position. You'll have the opportunity to work across a diverse range of asset classes, contribute to major developments and potentially progress into leading the projects team as the business continues to grow.

The Project Pipeline You'll gain exposure to an exciting portfolio of projects, including:

- Land subdivision projects totalling approximately 1,000 lots.
- A landmark urban village development comprising 23 towers.
- Residential townhouse developments.
- Childcare centres and medical facilities.
- Industrial developments and commercial projects.
- Bus depots and infrastructure-related projects.
- Bespoke architectural residential developments.

With projects ranging from smaller boutique developments through to significant masterplanned communities, no two days will be the same.

Key Responsibilities:

- Manage development and project delivery from initial feasibility and planning through to construction and completion.




- Oversee civil infrastructure and land subdivision projects.
- Coordinate development applications, design documentation and relevant approvals.
- Engage and manage consultants, contractors, engineers and external stakeholders.
- Undertake contract administration and superintendent responsibilities on land subdivision projects.
- Manage project budgets, programmes, procurement and delivery milestones.
- Identify and mitigate project risks, ensuring projects are delivered efficiently and commercially.
- Prepare project briefs, feasibility assessments and development strategies.
- Maintain strong relationships with clients, consultants and relevant authorities.
- Provide regular project reporting and recommendations to senior management.

About You:

We're looking for a motivated, commercially minded professional who enjoys taking ownership, solving problems and seeing projects progress from concept through to completion.
To be successful, you will ideally bring:

- Minimum 4 years' experience in project management, civil construction or property development.
- Experience in land subdivisions and civil infrastructure projects, highly regarded.
- A background in client-side project management, civil project management or development management.
- Relevant qualifications in Construction Management, Engineering, Project Management, Architecture or a related discipline.
- Understanding of development approvals, consultant coordination and project delivery.
- Experience in contract administration and superintendent responsibilities.
- Strong commercial awareness and ability to manage budgets, programmes and project risks.




- Excellent stakeholder management and communication skills.
- A proactive, organised and solutions-focused approach.
- Current driver's licence and willingness to attend project sites.

Importantly, you don't need to have previously held the title of Development Manager. We welcome applications from experienced Civil Project Managers and Client-Side Project Managers who are ready to take the next step in their careers.
