Oversee and manage a strategic Industrial & Commercial property portfolio nationwide.

Space Urban is the property development and investment arm of Borg, a privately owned Australian group employing more than 3,500 people nationwide. We are seeking an experienced Portfolio Manager to oversee a portfolio of 100+ industrial, commercial and strategic land assets across Australia.

You will lead a small team looking after all leasing, acquisition, and disposal activities, manage agent and tenant relationships, and ensure the portfolio is performing at its highest commercial and operational potential.

This senior role combines commercial negotiation, financial management, stakeholder engagement, and marketing capability. Working closely with the owner, commercial agents, tenants, consultants and service providers, you'll help maximise occupancy, rental returns and long-term asset value while supporting future acquisition and development opportunities.

Based in our Sydney CBD office this role offers a unique opportunity to combine traditional property portfolio management with exposure to development and investment decision-making.

The role

Working closely with the owner you will be responsible for the commercial and operational performance of a diverse portfolio of industrial, commercial and strategic land assets.

What you will do

- Lead leasing negotiations, renewals, rent reviews and tenant retention initiatives across the portfolio
- Oversee property acquisitions and disposals – from agent engagement to due diligence and transaction management.
- Oversee the performance of industrial, commercial and strategic land assets.
- Manage relationships with commercial agents,



consultants and service providers.
- Monitor occupancy, lease expiries, rental income and portfolio performance.
- Prepare budgets, forecasts and portfolio reporting.
- Identify opportunities to enhance asset value and improve investment returns.
- Support property acquisitions, disposals and strategic portfolio initiatives.
- Assist with development opportunities and future property projects.

About you

- Experience managing industrial, commercial or mixed-use property portfolios.
- Strong knowledge of leasing, property management and asset management principles.
- Demonstrated experience working with tenants, landlords, agents and service providers.
- Strong commercial, financial and negotiation skills.
- Ability to manage multiple priorities and deliver outcomes in a fast-paced setting.
- Excellent stakeholder engagement and relationship management capabilities.
- Experience within a developer, property owner, REIT, family office or commercial agency environment will be highly regarded.
