An established private credit fund is looking to appoint an Associate Director to join its real estate lending team, with responsibility for managing and structuring loans across a diverse portfolio of commercial real estate transactions.

The fund provides debt solutions across the commercial real estate sector, with individual loan facilities ranging from $5 million to $100 million. The role will have a strong focus on portfolio management, credit risk and loan structuring, working across existing investments and new lending opportunities.

You will play a key role in assessing complex credit situations, developing financing solutions and managing risk throughout the life of each loan.

Key Responsibilities

- Manage a portfolio of real estate loans, monitoring credit performance, covenant compliance and borrower financial position.
- Assess new lending opportunities, including complex or special situations, from a credit and risk perspective.
- Structure and evaluate debt solutions across commercial real estate transactions ranging from $5 million to $100 million.
- Conduct detailed financial analysis, cash flow modelling,

downside scenario analysis and asset-level assessments.
- Identify emerging credit risks, develop mitigation strategies and manage potential problem loans.
- Work closely with borrowers, sponsors, valuers, legal advisers and other stakeholders to achieve commercial outcomes.
- Prepare credit papers, recommendations and portfolio reporting for investment committees and senior management.
- Support negotiations around loan documentation, security structures, covenants, amendments and restructures.

The Ideal Candidate

- Experience at Manager, Senior Manager or Director level within a turnaround and restructuring, corporate advisory or restructuring-focused professional services firm.
- Strong financial analysis, credit assessment and financial modelling capabilities.
- Experience assessing distressed or underperforming businesses, complex capital structures, debt obligations and potential recovery outcomes.
- A commercial mindset, with the ability to balance risk management against investment returns.
- Strong stakeholder management skills and confidence engaging with senior decision-makers.
- An interest in transitioning into private credit, with a desire to build a long-term career in direct lending and investment management.

For a restructuring professional looking to move beyond advisory work and take a more direct role in credit decisions, investment performance and risk management, this is an chance worth exploring.
